CA South has added another 1.66 acre plot to the accumulation they are putting together for what will most likely be a mixed-use residential project along the Cumberland River. They have now purchased the land and warehouse at 1130 Davidson for $1.96 million.  As noted on a post on this thread on Nov. 12th, they already paid $21.5 million for 690 to 1106 Davidson.

This appears to be an Opportunity Zone project. Makes me think whatever they’re planning will start within the next year.  I wonder what type of height is permitted here.

It is in an OZ! Reach out to Brett and he can fill you in as he has been in contact with them about this. They can do a parking structure with stacked residential atop that I believe.

One issue is they are limited as far as digging as the Colonial pipeline runs under the project area that carries jet fuel to BNA. I think there may be some set back requirements as well.

I know the company that is backing this financially and they did a 750  million dollar OZ stock offer recently. There is more land to be bought too.

949 Main Street will be 6 stories/70' tall, with an unknown amount of residential units to be developed by ZMX.  The architect is Centric.  They will go before MDHA's Design Review Committee tomorrow or approval of the plans. The site is currently a vacant lot that is for sale by the Haynes family.

Love that this site is being developed and is covering up that AWFUL Bridal Suite Airbnb building. My only critique is the vehicle access from Main Street. The alley way behind any main corridor parcel should be required to be improved (at the expense of the developer) so that all vehicle traffic accesses these sites from the alley. The reason for the improvement would be two fold, 1) so it is a dependable access point for the corridor facing sites and 2) an improvement for the residents that have properties that back up to the alleyway.  Finn Street to McFerrin is already used by folks accessing these properties, yet the alley has seen little to no improvement and Main Street is very dangerous to make left hand turns off of, so we should just push all vehicular access off of Main Street.

The stalled development at 2300 Riverside Drive has an updated proposal. The picture above is the newly-planned single-story commercial building for the corner of McGavock and Riverside. Per CM Benedict, the owners of this & two adjacent parcels are seeking a zone change for the adjacent parcels for multifamily residential development (haven't yet seen renderings for those). I recently rezoned the two parcels to MUG-A zoning, which prohibits some of the industrial/warehouse uses, allows housing by right, and permits 5-7 stories depending on parcel size. This parcel size would meet requirements for 7 stories exclusive of parking decks.  I had hoped that this rezone to mixed use might trigger a domino effect away from industrial uses and the market appears to be responding to that signal. The MUG-A is a good baseline for the community plan policy for this area, but with the sensitivity of the riverfront sites SPs could be more effective at balancing height, use and access needs and opportunities.

Shelby House project seems to be about to start at 5th and Shelby. They pulled a large loan this past week, so I look for work to start soon. I have also seen a number of permits applied for.
