Davidson East: East Nashville, Inglewood, Madison, Donelson, Hermitage, Old Hickory

The historic (circa 1890) Tulip Street United Methodist Church (2 stories, 28,743 sq. ft.) at 518 Russel St. is going to be converted into an event center and boutique hotel by Anchor Investments, much in the same way they did with The Russell St. Church a few blocks away several years ago.  Anchor bought the .7 acre site in 2018 for $2 million. Work should be getting underway this spring. Daniels andChandler Architects is in charge of the redesign. The restored sanctuary should be ready to host events by as early as this fall.  The 20 room hotel portion will be ready in early 2023.  The Methodist congregation cased meeting there in 2017.  Nashville Vineyard Church had been meeting there recently, but has now relocated.

Fran’s East Side, the favorite beer joint and smokey karaoke hangout of East Nashville hipsters and old-timers, shut the doors of its 2105 Greenwood Ave. location for good Dec. 30, after announcing this summer it has lost its lease. Fran’s will relocate to 2504 Dickerson Pike — the former location of the also recently-shuttered Bellshire Pizza — but an opening date is unknown.

A 4.57 acre tract at 1405-1409 Dickerson Pike has sold for $6.65 million to an undetermined entity. The site currently has two structures that are home to a hot chicken restaurant and Brother Z's Joice Market, and mostly undeveloped land to the east behind those buildings. It would seem that another large residential complex is in the offing.

Actually, the poly has moved a little to the north, I think according to parcel viewer. It does not take the corner parcels. It is now correct on the map.

4605 Gallatin Pike was a two story residential/office building that was once home to I think a lawyer/title company.  The building was purchased several years ago, they attempted to add on to it but left it in disrepair where it sat for several more years.  It was purchased by a new LLC that seems to be local and has been demolished.  Interested to see what goes here.  Nothing in Parcel Viewer besides the demo permit.

This structure was always a curious one on my drives south on Gallatin. Sucks that the previous owner left it in such disarray, but hopefully something nice replaces it. There are some decent trees that provide some nice buffer to the street. I hope they keep the trees with whatever they do end up doing with it. Unless the new owners purchase the decent looking house in between it and the bank to build something of decent scale.

  So basically a corporate rental or an STR investment property. STRs are allowed on this property with zoning conditions, so I presume they met whatever was required.

I found the real estate agent representing the developer at 4309 Gallatin… she specializes in STR investors - likely most or all of those units will be short term rentals.

Agreed, but if half went STR I would not want to be in the same building. STR’s are horrible neighbors by and large.

Studio 79 included no retail. Gallatin Pike in Inglewood still has a bit of for-lease commercial space. We’re probably still a couple developments away from really needing to build full-ground floor retail (unfortunately).

Anybody want to help stand up an investment company where we’ll buy up various STR units and convert them to long term rental or resident-owned developments?

I don't know anything about building.  But when they're using the GREEN building wrap, you know it's a nice joint.  Poor people get the white Tyvek, Rich folks get the Green, and super wealthy get Blue.  Only seen the blue once or twice in Green Hills.
