That there is the Zip System.  Pretty standard for residential construction these days.  I would say that if I see the Zip System on a commercial project, I suspect it is because the contractor is specifying materials or there was a decent Value Engineering effort.

Good find! I heard they weren’t renewing their lease for the dorms along Douglas, but this is the first I’ve heard about a sale. That’s a big chunk of property.

I had heard something about this a few months ago from R Looper! I think it is being listed off market at this point in time and could be in fact under contract by this time, who knows?

And the whole thing fits in nicely with the rest of my neighborhood. Great project. But I am glad that my neighbors were able to quash the developer's attempt to modify the SP to allow non-owner occupied short-term-rentals.

Am I thinking correctly that they have split this SFH plot into four?  LS-TG Home Fund LLC leads back to an address in Berry Hill and if you look that address up it leads back to Legacy South.

Some more info on the Lincoln College of Tech campus sale; The15 acre site at 1524 Gallatin Ave. has an asking price of $34.5 million.  If sold, the school will be allowed to function there up until 2023, when they will then relocate to an undisclosed new site in Nashville.  Lincoln has 22 campuses in 14 states nationwide.

Hate being hyper-critical, and I guess this building could've been worse.  But IMO; a huge missed opportunity for this historic neighborhood. With just a bit of brickwork detail and pointing - this thing could've simultaneously blended and popped. As is, just meh.

Honestly I am quite happy with the brickwork and of the street frontage of the building overall. Soldier coursing at the level change and the window headers (along with a rowlock at the sills) is quite nice. Simple and clean and not painted white! My biggest disappointment is the decision for a white French door at the second level balcony and the white lap siding to accent what I presume is the residential entrance. I also believe the side facing the houses is ALL lap siding *sigh*.  No matter what the critiques (even on the crazy comments of EN or ENUD facebook pages) this is a very nice building for a neighborhood corner. It gives housing, commercial space and activates a busy corner, very pleased with it overall.

There was a commercial building on that corner originally that was owned by a notorious slumlord. Then-District 6 Council Member Mike Jameson held countless community meetings with the Lockeland Springs Neighborhood Association to codify the Specific Plan zoning for this site based upon community concerns and feedback. The SP even limited the candle power of any potential signage. That puts the "specific" in Specific Plan zoning.

Those meetings all took place over a couple of years and the SP zoning was passed in 2009, I believe. Since that time, several passes have been made at building this project within the SP zoning requirements with final design reviews from the Metro Historic Zoning Commission. This one is the most sensitive to the neighborhood and removed the rooftop deck access from the plans that were approved. I'm pretty happy with it, and Powell's construction team has been a joy to work with. I wish that all construction project management teams were that sympathetic to the neighbors.

Most historic commercial buildings on these corners in East Nashville were pretty utilitarian. Mad Donna's and Lipstick had almost no detailing. Even the historic Woodland Studios building is quite utilitarian. Some of the original H.G. Hill grocery store buildings had a little bit of architectural detailing in the brick work or masonry or had tiled faux-roof along the pediment but that's about it. Simple and elegant.  I'm with you that I am glad that the painted brick fad hasn't grabbed this one.
