Isn't that flood plain?  That strip of road just to the east of there got chewed up bad last time it flooded.

Yes it seems like it mostly is, though I wonder if it's primarily from water draining down the hill (I have no idea how floodplains are determined) and could be mitigated with built in drainage.  edit: I looked at the 2010 flood arial imagery and yeah it probably gets full of Cumberland.

The small, 82 capacity  parking garage to be built at 400 Shelby Ave. as part of the Envision Cayce project approved by MDHA Design Review Committee. Smith Gee is the architect, and HDLA is in charge of landscape architecture.  No rendering has been available yet.

Got it-- I saw on LinkedIn (I work in the industry) that CA South will be making a big East Nashville announcement soon. I'm very excited! I think this area is prime for development and I like the work they do. I've always had a lot of respect for Meg at CA South-- she's awesome!

CA South has completed its purchase of the 5.9 acre tract along the Cumberland Rive at 1400 Davidson St. for $16.2 million. There is currently a 2 story warehouse home to a couple insulation businesses on the site.  The previous owner, Nolan McKenzie Properties, paid $705,000 for the site in 2004. CA South also owns 8 acres at 690-1106 Davidson.  There is still one property sandwiched in between which they need to purchase to complete the site for a planned mixed-use project of unknown size.

I worked with the owners of two parcels at 690 and 1106 Davidson to rezone them from industrial to mixed use. That served to stop further industrial/warehouse use of those properties. It also served to test the market for further mixed use investment along the Davidson Street corridor. I am looking forward to the fruits of that effort moving forward sooner rather than later.

This property was rezoned to an SP in 2015 by my predecessor. The SP includes single-family houses off of Village Court at the top of the hill and a multifamily building along Davidson at the bottom of the hill. The property owner is submitting a SP amendment proposal. The main change is to request additional height for the multifamily building atop the parking garage. The parking garage addresses the flood plain issue by lifting the housing above that flood plain elevation. In light of the multistory mixed use buildings that are likely to go in across Davidson along the riverfront, the property owner is requesting additional floors of residential units above the parking garage on this site.

Yes, these are all industrial buildings currently. I rezoned the 690 and 1106 Davidson Street buildings from industrial/warehouse to mixed use about two years ago. Those buildings were acquired and are being considered as part of a property assemblage for a larger mixed use riverfront project.

Only if the Planning Commission approves that height. The community plan policy is residential which primarily supports 3-story buildings. You need mixed use zoning - and an underlying mixed use community plan policy - to support building heights greater than three stories in most cases.

Absolutely in favor of the planning commission approving 8+ stories of height as long as the SP denies STRs. This location is less than a mile from the East Bank redevelopment and less than 1.5 miles from downtown! It's a prime location for more Nashvillians to live, work, and shop - it's adjacent to a premier city park, within a one-mile walking distance to three elementary schools, bikeable to downtown jobs.

The Shelby Woods project being planned for 9.64 acres at 1409 Davidson has a bit more definition. It would feature an 8 story/298 unit structure on the southern portion that is in the flood plain. On the northern segment--which has a bit higher elevation-- there would be 39 single family homes.  And there would be a an approximate 3 acre green space buffer zone in between the two zones.  March Egerton is the owner of the site (which has been zoned SP since 2015) and is the developer. Powell Nashville will oversee land planning; and Dale & Assoc. is in charge of civil engineering. The team will go before  MetroPlanning Commission on Jan. 12, 2023 to request the specific plan zoning to be amended to more effectively accommodate the proposal.

Birchstone Village will be a 220 unit residential project on 12.9 acres at 616 Dupont Ave. in Madison being developed by a partnership of First Cumberland Properties and Trent Development Group.  This will become a landing place for Section 8 Housing residents of Berkshire Place Apartments at 1500 Porter Road who will be relocated if they choose not to stay when that 20 acre site gets redeveloped as 750 unit mixed-use Porter Hill.
