Correct, it is not. This parcel was sold off by the school a year or two years ago to I believe a developer out of Florida.

Decent Site Plan. No curb cut on Douglas - Huge win - and all the parking is screened with the exception of the alley. A lot of parking is being provided for not having retail. This is an SP so the parking maximum penalty against FAR is easy to work around, but the parking maximum for a UZO property is 1 spot per studio/1-bedroom and 1.5 spots for 2+ bedrooms. This development works out to be about 2 spots for the 2 bedroom units.

As far as I know these guys are new player to Nashville.

Huuuuge win, indeed! Hope this progresses. The irony is - even though the existing complex is pretty rough to look at, it's probably built a lot better than 95% of the crap going up today. ;-)

More info on the 1003 Douglas Ave. (5 stories, 300 units, ground level retail, internal garage w/ 420 spaces, on 3.18 acres).  Ortsac  Capital is the developer; Niles Bolton Assoc. are the architects; Catalyst Design in charge of engineering.

253 Nesbitt Lane will be a mixed use project featuring a 4 story structure with 115 residential units, 79 two-three story townhomes, 7,000 sq. ft. of retail, and green space  on 9.88 acres. The site is  currently a field featuring 4 radio towers for Nashville Public Radio, who sold the land for $1.2 million to Kensington Media Parnters 15 months ago. Joe Neuzil is the developer.  Hawkins Parnters will be in charge of land-planning and engineering.  A specific plan application has been filed.

TriStar Health's proposed two story emergi-care clinic at 1000 Dickerson Pike is going to allow the existing Shugga Hi restaurant to remain on the southern portion of the lot.

“We essentially entered into a contract with the owner of the land and didn’t realize there would be any issue with the tenant from that,” said Mark Miller, CEO of TriStar Skyline Medical Center, at the community meeting held Tuesday night at McFerrin Park Community Center. “Since we know that Shugga Hi wants to stay, we’ve redesigned our plot of land so that her current property isn’t a part of our design. We’ve already cleared the path for her to be able to stay and us to still move forward with the project.”

This is great cooperation between the groups involved. I do have one critique that I would love to see shifted to the site plan; Shift the curb cut on Dickerson down to align with Evanston Ave and put in a new traffic signal to slow down traffic and allow for safe, signalized crossings. If that is not really feasible (which based on the port cache layout it might not be), I would like to see a HAWK signal for Evanston that allows for crosswalk across Dickerson Pike. It is a very busy road and I would think this would an easy add for the "community" facility.

1636 Lebanon Pike will be a 4 story, 48 unit apartment complex on 3.9 acres by Robert Berard. The architect is Murray D. Shanklin Design.

Shore View Apartments will be two building, 4 story, 170- unit complex with surface parking on a 4.4 acre wooded site on the NW corner of Bell Road and Old Hickory Blvd. in Hermitage, just north of Percy Priest Lake. Platinum Invest LLC is the developer.  Dale & Assoc. will be in charge of engineering and land planning.
