It looks like the Shelby Woods development (along Davidson Street before the entrance to Shelby Park) may be moving forward. They are going to metro planning on 8/10 for final site plan approval.

Completely agreed.  What a mammoth disappointment.  Nashville just can't seem to shake it's suburban tendencies no matter how hard it tries.

Just imagine if the entire area north of the James Robertson Parkway Bridge ever becomes redeveloped for office, residential and hotels how much that would improve that view.  While I would love to see 20 and 30 plus story buildings in that area, I'd be happy to see commercial and residential density at any height to rid the area of the bland warehouse/industrial look it has today.  If the area had old industrial buildings like the Werthan building in Germantown, it would be so much better.  But most of the buildings are aluminum clad with no architectural value at all.  I truly hope the proposed River North project becomes fruition.  That'll do a lot to eliminate the look and feel that area has today.

That whole stretch of Trinity Lane will be unrecognizable (in a good way) in 3-5 years.

The development planned behind Studio 615 is almost the exact same way.  Very cut off and isolated from the rest of the area.  Not a fan at all.

Nashville-based Superior Development is eyeing a late-September finish for the first homes in phase one of its 17-unit Magnolia East residential project now underway in East Nashville.

Jason Lenard, Superior Development president, said phase one includes eight single-family homes, all to be completed by the end of the year.

Phase two will follow with an additional three single-family homes and six townhouses currently slated for completion in mid-2018

In the SE corner of that yellow area (between the river and South Second Street and Interstate Drive, with Main Street on the north and Woodland Street on the south) was purchased last year by the Monroe Group out of Chicago--the same developers that own all the land for River North).  My guess is they have made repeated overtures to the Trans America, Gerdau Ameristeel, Stadium Inn, Alley Cassety Brick, Cross Point Church, Todd's Auto Parts, Clarion Hotel, etc. folks and are not getting any takers. 

Theoretically, once development starts in earnest at River North and the southern tract, some of these property owners will see the writing on the wall and be willing to deal.  In the meantime, that huge tract, along with PSC/O'Neal Steel/CITGO Petroleum, and the Beaman sites are the three largest frontiers near the central core to be changed in the next couple decades.

If the Gallatin Avenue Light Rail gets approved, I would think that could be a prime spot for a large mixed-use residential project since I believe there would be a train station right near that major intersection.

Hermitage Flats will be the name of a new 267 unit affordable housing project that Elmington Capital Group is eyeing for an August start in Hermitage.

The Nashville-based company recently closed on the $1.8 million acquisition of a 10.6-acre site at 5636 Old Hickory Blvd. and on which multiple apartment buildings are slated.
