A local investment partnership has completed buying 1.83 acres of vacant land near the park-and-ride lots at the Donelson Station train stop for $1.9 million for a future transit-oriented development.

“We want to do something that will provide workforce housing for people that work downtown,” said Derek Lisle, a partner in the Donelson Station LLC entity, which bought the site at 2703 Lebanon Pike.

Construction could start within the next year in Donelson on the project, which would be the latest development for the trio of developer Lisle of Place Development Co., condo broker Grant Hammond of Metropolitan Brokers LLC and general contractor/developer Tony Harris of Avenue Construction. 

The commercially zoned property that they just purchased falls within the Downtown Donelson Urban Design Overlay under which Lisle believes 85 residential units would be allowed.

He said the co-developers could seek additional density for the new project, which among possibilities could include condos with ground-floor retail space.

Lisle said the trio is watching to see whether the Metro Development and Housing Agency creates a tax-increment financing redevelopment district for areas near the Music City Star’s Donelson Station train stop.

With the use of such a tool made possible by a law passed in the last state legislative session that allows for a redevelopment district to be created around a transit center, incentives could be provided to developers.

Gray Line Tours is moving it's fleet of over 200 vehicles and 330 employees from the First Street Corridor just north of Nissan Stadium to a new consolidated site along Lebanon Road jus east of downtown.  The new 20 acre location is the former home of Victory Fellowship Church at 1301-1309 Lebanon Pike, and was purchased by Gray Line for $2.6 million.  I wonder if they are putting the current land north of the stadium for sale, and if it might be gobbled-up by Monroe Investment Partners (the River North development folks) to further expand all their significant holdings in that area?

A mixed-use project eyed for Dickerson Pike has been altered, with townhomes no longer planned and a doubling of residential units and increase in commercial space will include 95 condominium flats and a building that would be four instead of three stories, plus retail space at ground level.

Wow, four stories instead of three ? Let's not go crazy now.

A group of local investors is paying $1.9 million for the nearly 6.5 acres across Donelson Pike from the Donelson Station train stop where it plans a mixed-use development.

Through Donelson Station Partners LLC, investors Brandon Plunkett of Forbes Plunkett Development and Nick Adler and Ashley Quinn of Q&A Holdings paid $1.6 million for 119, 121 and 135 Donelson Pike. On Tuesday, they will complete buying the Donelson-Hermitage Chamber of Commerce offices at 125 Donelson Pike for roughly $285,000.

In August, the Metro Council approved specific plan zoning that allows the investors to build 208 multifamily units plus commercial space on the overall project footprint.

That planned transit-oriented development is among projects on the drawing board for the area near the first stop outside of downtown on the Music City Star commuter rail line. 

Construction of the Donelson Station project is to start in April with the residential units to be ready for occupancy in fall 2019. A mini park is planned for where the chamber offices sit and 3,000 square feet of retail space intended for restaurants is planned for the main entrance to the development at 135 Donelson Pike.

Top Golf is cool, but I still feel weird about it being right across the river from downtown.  It's not typically something found in urban areas due to all of the parking and open lawn involved.  It seems like it'd be more at home around Opryland perhaps.  And yes, I know the immediate area around it isn't urban at the moment, but we all know that will change.
