Looks like it was designed for a family driving sedans or small suvs. But instead they habe a full size suv and a full size truck.

What do these homes coat? I’d suspect they aren’t cheap and yet there is horrible landscaping and curbside appeal. I really scratch my head at some of these developments. They are new and already look run down.

When I was in HS at Stratford we had a gang that cause a ton of trouble literally called the "Lischey boys"
You didnt dare drive down Lischey at that point in my life and now town homes are being built down through there....

That would be great.  There is a lot of good renovation work being done to the exterior.  I wish that I would have taken some before-and-after photos of that stretch of Gallatin by my house from Seymour to Sharpe.  Many of the actual buildings are the same as ten years ago but appear or will appear completely different.

The .57 acre site of a former gas station at the at the busy intersection of Riverside Drive and Porter Rd. in East Nashville is up for sale.  the other three corners have adaptive reuse of structures either complete or underway.

Very good news.  I was always a little upset when we would go to Pied Piper and see that lot chained off with no activity or even ability to park there.  Make it a bar!

Duke’s is opening across the street from this spot in the old Pied Piper space. I’m not sure if it will be similar to their Five Points location or not. 

Does anyone know what is being planned for the church at 1600 Riverside Dr? I know it sold last year and the buyer was the founder of Crocs foundation. They tore down a few houses along Porter Ave, but it does not appear that much else has been done. 

Also in this area:

- The gas station at 1520 Porter Rd is for sale for $2 million. Not sure they could get what they’re asking, but I would love to see that go. Especially after the shooting in broad daylight a few Saturday’s ago.

The company iFly, headquartered in Austin, is negotiating a lease for a property on the Cumberland River's east bank, at one end of the Jefferson Street bridge. The 0.9-acre site, currently home to an auto repair company, sits at the NE corner of the Jefferson St./Cowan St. interchange. TopGolf located directly west across Cowan St.

Metro Councilman Scott Davis, who confirmed the proposed deal, touted iFly as the latest example of businesses looking to invest on the other side of the river, opposite downtown and Germantown. "It's fun and entertaining. It's family-friendly fun, and it will capture tourism dollars," Davis said. "There are other attractions to come."

The typical iFly building is 60 feet tall, with two tunnels producing winds as strong as 120 mph, in which customers can have a skydiving experience. At select locations, customers can skydive while wearing a virtual-reality headset, making them feel as if they're soaring above any number of "bucket-list destinations."

Davis said he hopes the facility can be open in spring or summer of 2019. The site in question is owned by Nashville businessman and real estate investor Donald Day, who referred questions to Davis. Last year, Metro Council approved a zoning change for the site to allow for mixed-use development.

I see a neighborhood that might be very attractive to a young family that would like a little elbow room without moving far from the urban core. I see a neighborhood where you have the option to commute to downtown on the region’s ONLY commuter rail. I see a neighborhood with access to great parks, greenways and lakes. The area offers easy access to the airport and a growing list of restaurants, among them the best Irish pub/restaurant in the state. If I didn’t already live in Donelson, I guess I’d be shopping for a new home right now!

That's all great, and I understand completely why you and many others prefer neighborhoods that provide those things.  I think all @grilled_cheese is pointing out though is that there is no reason neighborhoods must be laid out in such a fashion in order to check all of the boxes you mentioned.  We can have neighborhoods full of quiet streets lined with single family homes big enough for a family that feature yards and gardens and lots of tree cover WITHOUT the street layout looking like it was drawn by a blind-folded drunk standing on one leg, and that's far from the worst I've seen in the Nashville area.  At least Donelson is light on the cul-de-sacs!  And no, I'm not suggesting a tight Chicago-style grid for neighborhoods like that.  But there is a lot of gray area between a Chicago-style grid and spilled spaghetti.
