The owners of the Roxy Theater applied for a rehab permit yesterday.

A 5 story, 172 room hotel proposed to be built on Providence Parkway behind the Goodwill store on the south side of Mt. Juliet. The hotel would be a blend of two brands — the Hilton Garden Inn and Tru Hotel by Hilton. More than 4,000 square feet of meeting space are planned and the proposed hotel will offer shuttle service to Nashville International Airport.

A design charrette for the proposed East Library branch at the Cayce campus along South 9th/Sevier is presently scheduled for June 12th at the Martha O'Bryan Center.  There will be a couple of sessions, with the times to be announced soon.

Wow.  Didn't realize that location was across from police station.   These properties are being promoted as Airbnb's in multiple FB Groups.

I don’t see any drawback to having the police precinct across the street. (It’s not a jail-the bad guys are hauled downtown.) The building also is home to a branch of the county clerk’s office and community meeting rooms.

I live in the greater Hermitage area, and I do not see how these would be financially viable Airbnb’s. There’s just nothing interesting around for visitors. If the train ran on the weekends, I could see Donelson / Hermitage becoming a tourist haven, but until then we are just too far from the action. I’m fine with that.

It is not only tourists who use Airbnb. Business travelers and others who have no need to be near the city hot spots need places to sleep, too. And the lower cost of a night in a remote location might even attract some tourists, especially those who will have a car to get around town anyway. I have friends with an Airbnb in Donelson and it stays very well booked up!

That's correct.  The Sanders properties nearby including the 37206 Building at the northwest corner of 11th/Fatherland, the Shoppes on Fatherland and the southwest corner, and the restaurant building on the southeast corner all have MUL zoning; however, this parcel has CN zoning.  Mark is seeking to change the zoning on that parcel to be similar to that of the parcel immediately to the north.  At this stage I am not aware of any detailed plans for the property.

I am in early discussions with the Metro Historic Zoning Commission and MDHA about how to handle the Five Points Redevelopment District, which is set to expire next year.  The Five Points Redevelopment District Land Use Map http://www.nashville-mdha.org/wp-content/uploads/2015/03/2015-3-16-Fivepoints.pdf sometimes includes land uses that differ from the base zoning, and so with the Redevelopment District set to expire, property owners are in some cases seeking clarity about whether they would be able to retain mixed-use zoning entitlements if the redevelopment district expires and the base zoning reverts to CS and CN, which do not permit mixed uses without BZA Special Exception hearings, etc. 

When looking at the existing base zoning map, one will note that many of the "outer-ring" parcels in Five Points already have MUL zoning but the "inner ring" parcels in many cases have CS or CN zoning.  The Van Dyke Bed and Beverage Building appears to be have been approved within the Redevelopment District guidelines but not the base zoning, which would not support a building of that size.  So you can imagine how confusing the building permitting process is for property owners, prospective buyers, and the neighborhoods having this many layers of oversight if a building that does not meet the bulk zoning regulations for the base zoning is approved in some cases but not others.

The expiration of the Redevelopment District would also mean that MDHA Design Review Committee design guidance about business awnings, signage, landscape buffering, and some other details would go away since the Metro Historic Zoning Commission does not review those details in Conservation Overlays. 

If I am reelected to represent District 6, I would like to have community conversations about cleaning up the zoning in the Five Points Redevelopment District area to match what the design guidelines call for and perhaps creating an Urban Design Overlay for the more commercial area to retain design guidance about some of the items that I mentioned above.  In the mean time, I am open to working with property owners on a case-by-case basis to change their zoning from CN or CS to MUL-A since that zoning district most closely aligns with the MDHA Five Points Redevelopment District land use map and design guidelines and both of those documents were created through extensive public input processes.

@bwithers1 has there been any discussion about updating the Five Points Overlay District with MDHA?  I know that's a long shot, but I would be a huge proponent of reaching back out to Hunter Gee to have his office take a new look at what the area needs and likely expand the footprint of the affected areas.  In 2000, the needs of Five Points were vastly different than what they are today (mostly due to the success of the overlay, IMO).

Complete sidebar and another long shot, but I'd also wonder if there is any wiggle room on the R.O.W. designation on the typical street section in the heart of Five Points as the sidewalk widths simply are non functional.  Would be pretty nice if our MCSP cut would scale back the on street parking to make way for the turn lane heading north on Woodland at the stop light...then we could expand the sidewalk widths (and tree well designation).

Huge fan of updating the base zoning in and around Five Points. I hope that conversation can be structured around what we want the neighborhood to look like instead of just serving as a forum for grouchy people to air their grievances about the new Nashville. Mixed-uses is such a key to maintaining and rebuilding the pedestrian district that makes the neighborhood special, it would be a huge blow to take a step backwards. We need to be moving forwards.

And if we don't open up a bigger footprint to townhome/courtyard/fourplex-style homes, our lack of price point diversity is just going to keep getting more and more exaggerated. I saw a tear-down/rebuild in Edgefield listed for $1.2 million the other day (922a Russell). Our current restrictions are channeling all the development interest into buying out existing owners for high-end renovation/rebuilds, instead of building more housing to address all the demand. Our kids aren't going to be able to afford anything within miles.

The land, formerly home to Steve Wilson Plumbing Co, at 1527 Riverside Drive has sold for $730,000. The buyer is Riverside East Development, LLC and appears to be associated with Central Builders. They started pulling some water availability permits a few weeks ago.

Somewhat related note, the old church at 1600 Riverside Drive seems to be getting close to starting construction. The former tenants moved out a few weeks ago and they are close to getting their permits issued — around $3.5 Million for the addition to the main church.

Colts Chocolates is moving from their home in the Gulch to the former Piggly Wiggly store at 3611 Gallatin Pike in the Inglwood neighborhood.  Clots plans on hiring a couple more employees (growing to 15) in this manufacturing site.

HG Hill submitted their final site plan application today for Hill Center Greenwood (no images available). Does anyone know if this is done through administrative approval, or will this have to go through the planning commission and then to council again? I am sure @bwithers1 would know.

So I got a notice that apparently one of my neighbors (near 5 points) is applying to construct a single family house without building sidewalks or paying into the sidewalk fund (124 S 12th St, permit #20190018835).

I think that there is already a sidewalk.  How does this work?  Are they supposed to build a new one?
