New permit application for 1716 Greenwood Avenue (https://www.nashvillepost.com/business/development/article/20493489/fall-start-eyed-for-east-nashville-mixeduse-project). This is for interior demo of the church. They are still working to get approval of their SW Grading plans. I’m really excited that Vintage South Development is part of this team now.

@bwithers1 Can you share anything about this?

Brett may have a more current update, but the last time I spoke with the owner the major news was that they had decided to rehab the small connector between the two historic ends of the structure rather than doing a demo and rebuild. That and that they were looking to do some tuck-point and other remediation work while waiting to roll on the major work. That was back in the spring.

I'm glad to see some movement.

Two new permit applications along Gallatin:

1201 Gallatin Avenue (Former Kristen Kreme and Wholesale Meat business): https://epermits.nashville.gov/#/permit/3716847?page=1&searchText=Gallatin ave&searchCode=ADDR&searchType=permit&orderBy=permitNumber DESC

The permit is to “convert former warehouse to retail to include minor parking lot repair for future tenants. Approximately 10,000 sq ft.” No word on if the building has finally sold.

914 Gallatin Avenue (Former repair shop at the corner of Petway and Gallatin): https://epermits.nashville.gov/#/permit/3716464?page=1&searchText=Gallatin ave&searchCode=ADDR&searchType=permit&orderBy=permitNumber DESC

The permit is to “convert former auto shop into coffee shop approx. 1340 sq. ft. HEARTS COFFEE SHOPE”.

RE: Riverside Village.  I don't think retail is required per se.  But you can get a much larger rent out of a store front than just a door with another apartment behind it. And it is zoned for businesses.   Since it is being built 'By-Right' they don't have to release public renderings as they would have with an SP,  so nobody really knows quite yet what it will look like.  My best guess using logic and clues is it will have 3-5 small shop spaces in the bottom floor and the upper floors (2 thru 4) will be apartments.   @AronG Yes, FO the store was never going to be saved, I was referring to the 'FO Building', itself; which the entire strip from the barber shop to FO, started to be referred to for ease of discussion at the meetings.  It was to become the cycle shop and restaurant combo under the proposed SP.  I'm not trying to re-litigate the details of what happened and it's difficult to talk on a message board so let's close this back & forth.  Happy to chat on Facebook about it if you're interested or at the Meet-up May 4th.  Also I agree with your comment on need for density here to allow diff kinds of housing to accommodate people and slow down the musicians fleeing to Madison.

@Gracie Agree with your comments on the loss of housing re: Micro-units, green-space, bus-stop, extended sidewalks.

According to the East Nash FB page it sounds like you're right. 44 residential units with less than 2000 square feet of retail. Not sure if there are renderings anywhere.

WebberThomas 4 and I posted at the same moment.  : )

The long-delayed conversion of the Hobson United Methodist Church campus at 1716 Greenwood Ave. , is finally going to move forward with a new developer.  Vintage South Development (who are currently working on Stocking 51 and Highland Yards) and The Legacy Companies are buying the property from Oak Tree Partners.  Plans for the 168 year old church are to be announced soon.

You can almost make me out sitting on my porch down the street sipping bourbon. Joking aside, glad to see something may finally happen with this site.

@WebberThomas4 Thanks for posting this.  I'm not sure about the status of the sale, but I have seen the preliminary site plans for 1201 Gallatin.  The contact is someone who has a lot of experience with good projects on the Main Street/Gallatin corridor.  The sidewalks along the Greenwood Ave ROW frontage do not meet Public Works standards and there is not sufficient room to expand them quite to that required width; however, I am in communication with the applicants and Metro Departments to find a potential alternative sidewalk design compromise that provides an acceptable unimpeded pedestrian travel zone along the Greenwood frontage.  That sidewalk connection will grow increasingly important as the Hill Center Greenwood project comes online across the street and the connection to the new signalized crosswalk at West Greenwood/Gallatin is installed.

@Nashville Cliff Agreed!  I have not yet been contacted by the potential buyers to learn whether they plan to build out some version of the Specific Plan that was approved in 2015 or to work on a new plan.  The latter option would take a while to process.  But I mostly hear from neighbors that they are ready for "something" to happen here within the historic buildings.  I appreciate you and the other adjacent neighbors for continuing to watch over these buildings and for remaining engaged about this site's future.  The Hobson Chapel property is the centerpiece for the Eastwood neighborhood which is on fire right now.  The capital and interest for these historic property adaptive reuse projects is high right now - vacant church buildings are being snapped up at the moment - so perhaps something will move forward this time.

A rendering and story from tennessean.com

https://www.tennessean.com/story/money/2019/10/03/plans-publix-east-nashvilles-gallatin-ave-move-forward/3855653002/

A rendering of East Nashville's first Publix supermarket was submitted for Metro approval with the permit application

The 31,000-square-foot East Nashville store would have the largest footprint in the planned Hill Center Greenwood mixed-use shopping center, according to design plans.

The nearly 5-acre project is off Gallatin between Sharpe and Greenwood avenues, next to Pepperfire Hot Chicken and a few blocks from the longstanding Kroger.
