A proposed mixed-use project by Woodland Street Partners spanning 2.4 acres at 930 McFerrin Ave./907 West Eastland Ave (incorporating dead space between existing homes  along Seymour Ave. on north, McFerrin Ave. on east, West Eastland Ave. on south, and butting up against Ellington Parkway on the west) is still sitting in limbo.  Metro Planning Commission last week deferred indefinitely a request for the land to be rezoned to mixed-use instead of just residential. Smith Gee has been enlisted to help with the design. 

The development would include 6,500 sq. ft. of retail/office space, and 15 micro-units  of residential, and 22 cottages. No renderings have been released, but there is a diagram.

From the article: “The investors, operating as LYN Gallatin, remain in the “due diligence” phase of their contract and are still deciding whether to go forward with the project. “The property does come with some challenges,” Leibowitz said. Within the next month, the group hopes to decide whether to continue or drop its purchase contract, Leibowitz said”

I give it a 40% chance of happening. The property was under contract earlier this year, but that fell through because the buyer couldn’t make the numbers work.

Metro Planning Commission has OK'd the rezoning of 110 One Mile Parkway in Madison for a 21.81 acre Dry Creek Station development that would feature 442 multi-family units, 46 townhomes, and 2,500 sq. ft. of retail space. GrandPrix LLC is the developer, and Catalyst Design Group will be working on planning.  No renderings at this time.

Madison Square Shopping Center at 721 Gallatin Pike is up for sale at $30 million.  The sellers are Tom Corcoran and Jim Maddox, who had planned a massive mixed-use project on the 33 acre site that includes 331,000 sq. ft. of retail space.  Corcoran and Maddxx apparently still want to be involved in the redevelopment concept, which originally  entailed 3.75 million sq. ft., 1,000 residential units.  Things stalled for them when the mass transit plan that would've included a light rail stop next to the mall was voted down by the public last year.

I like it but it's in a weird location and a little difficult to navigate to if you're unfamiliar with the area.

A Y would be a great addition to Cayce. All the new apartments are starting to reshape the area, but until there's more stuff to walk to it's not going to really feel like a new neighborhood.  The Tennessean article mentions that a grocery market and health clinic are supposedly in the plans, I wonder if that's actually going to happen.

The 2 story, 27,800 sq. ft. office structure on 1.13 acres at 350 Dickerson Pike (just south of the I-65 interchange) has been purchased by Tyler Cauble, and he plans on a complete revision, and naming it The Ellwood.

Renovations to the building will include updated elevations, signage, common areas and restrooms, and customizable floor plans for future tenants. An early 2020 finish is eyed for the update. The cost to undertake the effort is not being disclosed.

The first phase of The Briar, a 17 unit cottage development at the the NW corner of the intersection of Worth St. and Ellington Place in Madison, is currently u.c. and should be ready in the first quarter of 2020. The project is a collaboration between North x Northeast Development and Urban Core Homes. Building Masters is the general contractor.
