The Hill Center at Five Points at 970 Woodland Ave. that was heavily damaged during the March tornado is looking to be rebuilt with a rooftop element to the 2 story restaurant building. The two new structures will be very similar to the previous two with the 2 story, 3,350 restaurant structure, and a 2 story 11,500 sq. ft. office building.  A late 2021 completion is planned.

Metro bids contract to craft vision of revitalized East Bank

Metro issues RFQ in bid to craft vision for redeveloped East Bank - Nashville Business Journal (bizjournals.com)

That quoted language comes from bid documents now available online, in what's formally a request for quotations. Metro is soliciting bids from consulting teams; the chosen firm or group would guide the Planning Department's effort to reimagine the mostly industrial area across the river from downtown — now brimming with development potential.

 

The study will take a broad long-term view of an area in the range of roughly 150 acres of land, from Jefferson Street moving south down the river toward the Shelby Bottoms Nature Center and Greenway. 

 

That stadium, and its surrounding parking lots, is one of a number of notable properties in the study area. Others include the 50-acre PSC Metals scrapyard (long regarded as an eyesore); a 17-acre truck stop where a developer from Boston has proposed a mixed-use project with skyscrapers; and the Stadium Inn, which is poised to be turned into an upscale hotel.

 

According to bid documents, the East Bank study will guide Metro's land use policies and potentially frame an update to the city's major and collector street plan. It also could influence a possible urban design overlay or other zoning change city leaders might consider to spur development.

 

Up river, outside the study area, there's a Topgolf entertainment complex and the 105-acre River North development site, where Oracle is still weighing a massive office hub. Both are on the opposite side of the river from Germantown, one of Nashville's trendiest urban neighborhoods.

 

"There is still deep interest in the East Bank, and the necessity of getting all this planned and creating a platform for the right kind of growth is the city's job," Cooper said. "The right platform aids not just one entity, but all entities that are there. There needs to be public infrastructure that serves everybody, and a platform for a connected, community-wide vision."

@markhollin @smeagolsfree @bwithers1 Do we know which parking lots the Titans/Sports Authority own and how easily they can be developed? I'm praying they are developed like SOBRO as part of any Nissan Stadium renovations.

I was just looking at the lots yesterday. Every surface lot you see that surround the stadium & KVB is owned by the Sports authority.

To give you  an idea of what Metro paid for the land that the stadium sits on and lot B is, here ya go.  These were the 1999 prices.

Lot B Metro paid 1.9 million 23 acres

The Stadium lot 3.3 million 29 acres that also included lot F, M, E

219 Russell St parking was 1.5 million 5.92 acres

 

The remaining lots on the other side of Victory were done in a couple of different deals for 5.45 million . 17.02 acres

So Metro  paid 12.15 for 89.76 acre according to the parcel viewer documents. How much do you think they can get for that acreage now?

Here in Chattanooga, the competitors to Publix haven't quite figured out that there area a sizable portion of (would be) customers who are drawn inside EXCLUSIVELY BECAUSE OF THEIR BAKERY (& Deli where applicable).  Food City... Bless their hearts.

Really PATHETIC that a night club (lounge) is allowed to move into a quiet area on Fatherland with no notice to the public. Changes from a local grocer to a clinic and night club (ran by the same ownership)......very sad.

I assume it must be a permitted use under the current zoning.  Are you talking about Martin's?

I think this person may be wrong.   From the BZA 11/5/20 there was only one change to the zoning and that was for parking, however this is already zoned for a mixed used project like most everything around it under current zoning. ePav-Viewer.aspx (nashville.gov)

It is all under the East Nashville Lockland Springs OV-NHC.

Brett has the same concerns regarding noise.  FWIW, @Concerned East Resident the owner has told the adjacent neighbors that he does not intend to replicate Canvas on Church Street.  Mostly going to be tables and chairs and no open floor for dance parties and DJs/Live Music.  East End residents are going to have to be vigilant like the old days to keep things together if they end up breaking noise ordinances.

Couple of notes on this Friday evening (sorry no links right now):

- Rumor is that Riverchase Apts has or will have a new owner. No word on who the new owner is or what their plans are for redevelopment.

- Some have probably seen this already, but the Calypso Cafe building is up for lease. Calypso plans to relocate to a smaller space.

- Based on recent permits, Fifth Third Bank is looking at 1201 Gallatin Ave (former Krispy Kreme and meat wholesale business)

- Eastwood Village had a big building and occupancy permit issued today

- the auto repair shop on riverside (across from Riverside Grill Shack) is for sale for 1.4 million.
