The land sale for The Provisionary (see Jan. 7th entry on this thread)  at 1404 Dickerson Pike has gone through for $1.25 million.

“The Provisionary will be a modern, mixed-use project designed for entrepreneurs and startups in a post-COVID world,” according to developer Tyler Cauble . “The project is focused on micro-units with the majority of the suites under 1,000 square feet. There will be a mix of office, retail, and restaurant space focused around a central lawn.”

Southern Grist Brewing will relocate to 754 Douglas Ave., just the the south of the new Highland Yards.  They plan to be operational in June.

The future space is twice the size of the Porter Road building, allowing for an increased focus on food, two patio areas, distanced indoor seating and better parking.

One of the bright spots I was looking forward to when things normalize, is walking to Southern Grist on Porter Rd from my house (& stumbling home). Selfishly, I'm so bummed they're moving..... Boooooooo.

The 4 story medical office building that has been planned for over a year at 302 Old Lebanon Dirt Rd. in Hermitage will finally get underway via a $3.43 million permit.  Drakes Creek Builders and Impulse Inc. are the joint contractors.  The modernist design is by architect Manuel Zeitlin.

Does anyone have a subscription to the Nashville Post? If so, would you mind posting the article to: East Nashville building near brewery sells for $1.4M -- So curious to read this one!

An East Nashville commercial building located near Southern Grist Brewing has sold for $1.4 million — almost three times the price for which it last changed hands six years ago.

Located at 1520 Porter Rd., the building accommodates Save A Trip Market & Laundry, a convenience store, laundromat and fuel station.

The new owner is a general partnership, details about which the Post was unable to determine. The seller was William Shaar, owner of Brentwood-based Realty of America. He had paid $481,500 for the property in April 2015, according to Metro records.

The building offers 4,800 square feet. As such, the deal is the equivalent of about $292 per foot based on the structure’s size.

James Moore, owner of Nashville-based Blue Iris Real Estate, facilitated the transaction.

Of note, veteran local real estate investor Jim Crossman once owned the property, having paid $27,500 for it in 1975, Metro records show.

The aforementioned Southern Grist will soon move to another east side site.
