The 33 acre Madison Town Center has a prospective buyer that plans to do the massive rebuild that will include 3.4 million additional sq. ft. to the existing 331,000 sq. ft. of retail space.  Included in eight 5 story structures would be up to 1,000 residential units, office space,  public civic spaces, and internal parking garages.  The possible buyers are Tyler Cauble, Matthew Taylor, and Colin Brothers of ARTESIA-RE out of Austin.

Looks very conceptual, but it's a very positive thing just to have some people willing to make this proposal.  Gotta say I think they should keep the name Madison Square. IMHO the bland/ubiquitous "Town Center" moniker just sounds like another faux downtown.

Perkins Eastman, an international design firm based in 19 countries,  has been selected by Metro as the architecture consultant to reimagine the East Bank with new development, public spaces, and infrastructure.  Some Nashville companies will also be involved: Pillars Development LLC, Hodgson Douglas (HDLA) and Varallo Public Relations.  The site encompasses 338 acres (see diagram below).

Remember those are the old renderings. There will be no new construction for  a while. Remember a different developer, a different plan.

Cauble and his partners have agreed to adhere to the site's zoning requirements and the master plan created by Nashville-based landscape architecture and planning company Hawkins Partners.

That does not mean it will be the same plan and architect. They can go up to but not exceed those limits. My guess is that the plan will change some.

I remember when the owners of Porter Road Butcher were asked why they didn't call the store "Gallatin Road Butcher" (since they are actually located on Gallatin Rd). I think the reply was they didn't want it to sound like a serial killer. My have times changed lol.

This should thoroughly add to the confusion of Gallatin Rd vs Gallatin Ave vs Gallatin Rd North vs Gallatin, TN. Especially when you throw in the mix a bunch of out of towners.

And then there’s the confusion of everyone calling it Gallatin ROAD when it’s really Gallatin PIKE! (Same issue for most of the pikes in town.)

My staff and others at TDOT did a lot of research into the Charlotte Pike/Ave, Gallatin Pike/Ave designations to make sure we got the guidance signs correct. On Charlotte Pike the historical designation as a Pike begin near American Avenue, .Gallatin Avenue ends at  Cahall Avenue and Gallatin Pike begins, according to this map. Also according to the map, there is no Murfreesboro Road. The 'Pike' begins where Lafayette Street ends. Nolensville Pike begins where 4th Avenue ends.

I suppose the old city had it's Avenues and likely the designation Pike came from turnpike which was usually a toll road.

If you look at old maps, "pike" as a name for our major spoke roads ran much closer to the center of town than it does now. Charlotte Pike, for example, around 1900 extended at least to 20th Ave and maybe as far as 18th. As the city annexed territory, the designation "pike" was pushed outward, usually losing ground to "avenue". An avenue seemingly was felt to be urban; a pike rural. This process seems to have stopped around the time of city-county consolidation, freezing the names as they were in the early 60s.
