Studio 79 will be the name of the 4 story, 79 unit residential project at 3810 Gallatin Pike being developed by Urban Growth Capital. A  church structure that is currently on the site will be torn down to make way for the $10 million project being designed by Manuel Zeitlin Architects. Bacar Constructors will be the contractor. Wilson Bank & Trust is providing the loan.

Decent infill, but definitely doesn't do anything for me. I  wish the city had requirements for ground floor commercial along roads such as Gallatin and Dickerson. Yes, people beotch about zoning, but requiring that type of activation would dramatically improve Gallatin without a whole lot of investment from the city. A short term loss would be it would slow down development/construction, but the long term gain is we would have true mixed-use corridors that would alleviate the need for cars, which would drive up demand for better public transit.

I think they are going to be townhome but not sure what Clay Haynes said. It was originally a four story building but I think that concept was from the previous owner. New owner, new plan.

 

I see these projects change from the start sometimes to another and then another. I sometimes see one lot get 3 different things proposed before something gets built on it. That is why I get a little confused sometimes because there was an older project proposed there 5 or 6 years ago or now even longer after watching this crap for so long. The worst area for this is Eat Trinity. I have see one lot with four different proposals!

Also couldn't tell from the article who is going to operate the brewery/restaurant.   Not sure if there is an existing brewery lined up or if they are just marketing it as a space suitable for a brewery.

This is so very bizarre and unfortunate. I want to tell these folks to move to the countryside if they don't want appropriate density and city life. Get real! Arrgghh. Just wait until Oracle-related housing pressure starts to pop EN at the seams. 

Also, our codes and planning processes sucketh. My understanding is that SP was being (mostly) scrapped in favor of re-zoning in order to save time and resources. I'm seeing the same thing on a smaller project I'm involved with in S. Nashville. Very frustrating...and needlessly so.
