1202 Gallatin Ave. (rehab of storefront and metal garage into restaurant/bar) update.

Looking NE from intersection of Gallatin Ave. and Greenwood Ave:

Love the re-use. Here's hoping for some neighborhood spots with affordable drinks and food geared toward locals and not Air bnbr's. See "Once Upon a Time in France" for reference.

The one time church building at 714-716 Gallatin Ave. (circa 1940) has sold to a group led by Afshin Yazdian for $1.3 million. A group who had bought the site in 2019 for $1 million and planned to turn it in to a pub, were the sellers. No word on Yazfian's plans.

I remember reading something here about what was going in at Maxwell and Gallatin where they demoed the old bank building, but now I can't find the post.  Friendly reminder?

It is going to be a Shell/7-11 Gas and Convenience Store/Taqueria.

No photo description available.

Convenience Store Floor Plan:

Gallatin Elevation – I presume brick for the majority of the building by the graphics and the rest be a hardie type board, but I have not been able to find the "shell" drawings:

Agreed.  The process has to change.  One (or even dozens) of emails shouldn't halt a project.  Folks are rightly suspicious of developers, building 'crap'.   But we also badly need to add housing supply, especially in 37206 because it's such a nice area & many people want to live there.  Right now the folks who went to college (Planning dept) for this stuff have the same power as NIMBY homeowners.  That's an imbalance.  No offense to BW at all, he's doing the best he can, but Council people are generalists & too much as far as city planning is put on their shoulders (IMO).  There's an interesting concept that's been used in smaller scale communities called a 'Town Architect' where one or several PROFESSIONALS are given high levels of power to negotiate directly with developers to approve plans.  This allows plans to proceed quickly and cuts out the NIMBY's and other unqualified people.  The residents of course set the overall vision of the town/city but after that there's no veto power.  Then at regular intervals the Town Architect/Planner can get replaced by the voters if they think he/she isn't doing a good job.  I think adjusting towards that model could help fix the currently broken process.

The local chapter of the AIA has been pushing for a City Architect for a while now. Fabian Bedne would be a great one. Cyril Stewart would be as well. We got options there but need to get it considered.

I'm curious which projects that comply with existing zoning and overlays, developed by professionals with extensive public input, have been prevented?

Since this is the East Nashville thread, I'll say the Fond Object site's current design has yet to materialize after many discussions with public input.  But, a City Architect could do many things apart from just "weighing in" on specific developments.  They could be an advocate for the profession in a political sense (think health, safety, and welfare of the general public).  They could be the individual tasked with interpreting gray areas of code and even updating the Downtown Code along with the Planning Department.

According to permits, the black building will be the new home of Resolution Eyecare. Their previous space on Woodland Street was destroyed by the tornado.

What??? I thought that was going to be a cool new bar/restaurant??
