Davidson Southeast: Antioch, Century Farms, East of Brentwood

Dennis Devine is no longer eyeing a nine-story condominium building that would have sat just outside the city’s inner-interstate loop south of downtown at 922 and 915 Fifth Ave. South.

The two parcels are still up for sale.  They have tremendous potential because of proximity to SoBro and WeHo, and terrific views of the skyline.

I do wonder if that McDonald's is on the chopping block. It's one of the few that hasn't received a remodel.

Not true, it got a remodel with the dual drive thru ordering lanes around 2011 (?). And, if you haven't noticed, it is a very busy location

Right - wouldn't the traffic there be even more of a reason to sit on the space and wait for an offer? I don't think adding a second drive-thru lane in 2011 is indicative of them being committed to that spot. Time will tell, though.

Agreed

After seeing what McDonald's just paid for the spot on Broadway, it's hard to know what the future holds

That would be great, but I believe it is just a yoga studio going in. Because there were only yoga studios on two of the four corners of that intersection, so we clearly needed one on the third corner.

I thought 12Mouth was joking, but indeed, he is correct.  The recently razed house at the SW corner of Kirkwood and 12 Ave. South is going to be replaced by a 2 story Fahrenheit Yoga Studio.  The new structure should be complete by year end.  No square footage or rendering as of yet.

If Shabayek sisters who won the studio had any sense of vision, they would've added street activating retail/restaurant.  Seems short-sighted on such a busy corner.

The owners of Gulch-based Jackalope Brewing Co. have landed a permit related to the craft beer production facility and taproom they hope to open this summer in Wedgewood-Houston. They will be in the 25,600 sq. ft. warehouse constructed in 1993 at 429 Houston St.

A three-story office building is being proposed for Grassmere Business Park in South Nashville, with Eakin Partners handling the marketing and leasing efforts.

If constructed, the build-to-suit building would rise three floors and span 63,000 square feet, with 21,000-square-foot floor plates on the 3.5 acre porperty. The address is 652 Grassmere Park, with Nashville Zoo located to the immediate east.  A July 2020 completion is eyed, according to the marketing materials.

Interesting area to watch. Within 3 years, Grassmere Park will lose about 3,000 jobs with the departures of LKQ (Keystone Automotive) and Asurion. Currently, there is NOT enough available parking for most of the buildings there, due to increased densities (people per square foot) over the past 10-15 years

A) Build to suit means, it will not be built until a signed lease is in hand, so 2020 seems to be a dream ....... unless we are NOT being told something!

B) this is Eakin. Dude needs to focus on filling his Trolley Barns "tower" first

They cant get the project done at Vanderbilt Place and 30th either. The normally do not do spec buildings as they are just way too conservative. I have my doubts about that one being built anytime soon either.

We have a migration of companies back into the core which will hurt some of the newer projects in Davidson, however, once you get into Brentwood, the options are back on the table. This is very hard to understand sometimes.

The West End corridor once had the highest SQ FT rates and occupancy, but I do not believe that is the case any longer. That is considered a different office market.

The $100 million proposal to redevelop the old Starwood Amphitheater site in Antioch will go before the Metro Planning Commission later this month.

The development, called Starwood Town Center, is scheduled for a vote by the MPC on February 22. It will have the feel of Lenox Village.

Investor Ron Buck plans to build 200 townhomes, 150 senior housing units, 200 loft apartments, and retail and office space on the 65-acre site. There are also plans for a four-acre park, and a small acoustic amphitheater for intimate musical performances.

The old garage or whatever it was on 12th directly across the street from sprinkles, next to the jewelry store, is being demolished. Anyone have an idea of what will get built there?

White Bison Coffee.

It is being built right next door to Portland Brew....a coffee house, and a block from Frothy Monkey. It better be really good coffee.

Seriously, if they design the space well, it could hurt the very bland Portland Brew and smallish Frothy. Both sites need to do renovations.
