Nathan Hysmith and Beau Fowler have finalized purchase of the2 acres at 700 Hamilton Ave. for $4.5 million from Tenn. Concrete Assoc. Their plan is for 250 K of commercial space,  Smith Gee and Manuel Zeitlin are handling the master plan. No renderings available yet.

I think this is a separate project, but not 100% sure.

Speedwagon Properties out of Chicago has paid $5.13 million for two lots covering a combined 1.2 acres just south of downtown at 915 and 922 5th Ave. South. Both are located in an Opportunity Zone which gives tax breaks for developers sparking real estate investment.   No word as to Speedwagon's plans for the sites.

There was already one development proposed for these two sites but they fell through. All I have seen so far from Speedwagon is land banking. That may be all they do as rhey have not announced any concrete plansfor the other property they own and are trying to get other property in the area that they have already bought, but others are looking at that real estate too.

Just some quick hits I heard. The new Fairgrounds entrance and address will be on Wingrove when all the infrastructure work is done. Nolensville entrance is going to be closed. 

Wedgewood is going to go between the north side of the speedway and the expo building like the renderings have shown. There will be a bridge over browns creek. 

Next phase will be $25 million in infrastructure. 

Gonna do an open house in August sometime I believe I heard.

If the new entrance will be at Wingrove, that street will need significant improvement, and potentially a traffic signal -- maybe that's part of the $25 million in infrastructure?

I was watching along and it kept pausing. I don’t think that’ll be the main entrance maybe. They were talking about Benton a lot and Wedgewood. But I couldn’t catch all that.

I would think definitely vehicle, it’s gonna be the new Wedgwood Ave.

Operation Stand Down at 1125 12th Ave. South is remodeling.  Will include new exterior, outdoor lighting, landscaping/foliage, repaving parking lot, reconfiguring interior space with new walls and classrooms.

Nathan Hysmith and Beau Fowler have finished the purchase of 3 acres  at 640 Merritt Ave.  and 520 Hagan St. for $8.76 million. Combined with their purchase of two acres adjacent last week, they have now spent $13.26 million for 5 acres they plan to develop into a mixed-use development that will eventually combine 300 residential units, retail/restaurant/flex space, and 250,000 sq. ft. of office space. Some of it will be conversions of warehouse/factory structures, and some will be new 4 to 6 story buildings.  Sketch of the layout that was released months ago is below.  Still no more specific renderings.

Total value of the 5 acres was a little over $1 million 11 years ago. 

Lots of purchases happening in this area now due to the new Opportunity Zone tax benefits that have recently been rolled-out.

Another big job announcement, this time for WeHo area:  Pilot.com plans on moving its Bay Area account-management HQ to Nashville and create 450 jobs.  They allude to Wedgewood/Houston as the location of their future office, but don't give specs (May Hosiery perhaps?).

"Nashville was always at the top of our list of candidate locations for a second office. The city has great schools, attracts incredible, diverse talent, and is making smart investments to support its burgeoning startup scene. I also know first-hand that it's a great place to live and raise a family,” Pilot.com founder Jessica McKellers said.

To be accurate, this is not a move but an expansion of the company. The main HQ remains in SF CA.

 

San Francisco-based Pilot.com Inc. will create 450 jobs in Nashville as part of the company’s new account-management headquarters.

Some more info on the Pilot.com move to WeHo.  It will be at 2030 Lindell Ave., which is currently a  one story warehouse space near the SE corner of the I-65/Wedgewood Ave. exit.  No word on if they are converting this space or if they will build something fresh on the site.

That’s the old Griffin HQ (mostly phone accessories design & marketing-cases, chargers, etc). They did a great rehab on that unique old building. I hope it is NOT demolished for new construction.
