The .92 acre church parking lot at 916 Acklen Ave. in the 12 South neighborhood has been bought by Jason Bockman for $1.5 million. Mount Gilead Missionary Church (across the street) bought the property for $50,000 in 1993.

Amazon has purchased yet another large warehouse, this a 200,000 sq. ft.  building on 12 acres at 2960 Armory Drive in the One Hundred Oaks area. This facility has long been used as grocery operations, and may be utilized as the distribution center for their planned grocery stores staring next year.  The purchase price was $22.8 million.

The sale has become final on the lots at 1234-1236 Martin St. in WeHo that were slated for the 5 story Kirby residential project. Core Development, which had bought the 1.5 acre site in 2017 for $1.3 million has now sold it to Houston-based Hines for $6.3 million.  Rumors are that Hines still has plans for a 5 story building, but may be more office oriented w/ ground floor retail.

Sheesh.    I”m not sure if it was Core’s original strategy to buy an d hold, but this turned out to be brilliant investing.

I did it by date to include all of December and it should have shown up. Sometimes the way Metro does stuff is aggravating.

Additional background:

- M Cubed Developments is pursuing this deal for the .64 acre property at 2510 12th Ave. South/1111 Gilmore Ave. which will cost more than $20 million (the land portion will be around $6 million).

- There are 2 new retailers to Nashville already committed to the 4,2014 sq. ft. retail space (no identities given).

- There will be a plaza featuring public art

- Dryden Architecture handling design.

- Investor funding is in place to secure the construction loan.

- The underground garage will have 70-80 spaces. 

- No word on height other than it will be consistent in scale to the neighborhood.

I am pretty sure I saw permits for this area and it is more of the same that is already there. More of the modernist homes that have been built there.
