The rehab of 112,000 sq. ft. of warehouse space to be dubbed WeHo Crossings has had a change in plans by developer Somera Road. It will now be made up primarily of residential component, with a section of the warehouse space being retained, and 4 & 5 story structures being built for an un-announced amount of residential units and some retail.  There will also be a small park within the complex.  They are committing to significant street frontage improvements as well as traffic calming measures.

EOA and Manuel Zeitlin are the architects, with Kimley Horn supplying land planning, and Hawkins Partners providing landscape architecture.

No word on start or completion dates.

I doubt this Kroger (even though not the original tenant) is strapped for cash from those windows. And yeah, some of them are covered, but it looks much better than whatever's going on with the Publix design.

 

I was shopping at that ^^^ location mid '70's when I was living on Brightwood near Belmont BL. Harris Teeter was not a thing then.  Does anyone know if it was a Kroger at that time?

Here's how HEB does it, they put cafe seating along one row of windows, and escalators along another row from 2nd  story parking at this Houston site:

 

 

The above and one other multilevel HEB are < 2 miles of my house. The other 2 multilevel HEB stores are single use,  have parking down and shopping up, and all 3 being urban sites, display artwork from local artists. The largest grocery in the Houston region is the HEB in suburban Cinco Ranch, 1 level. Take a look at this 2 level monster in  somewhat dense suburban Bellaire to see how windows are utilized: New Two - Story HEB .... - Bing video

BTW the intense competition between Kroger and HEB in Houston drove out Albertsons and Safeway and has almost obliterated local chains Randall's and Rice Epicurean. If you have never seen Boris Yeltsin's first experience of an American grocery, you should look up the video with translation of his amazement; that was a modest Randall's near NASA in Clear Lake.

Some more details and renderings are out for Hagan & Hamilton  (3 buildings, 4 stories): There will be 220 residential units, 5,000 sq. ft. of retail, and 263 parking spaces in a garage.  Proffitt Dixon Partners are the developers, and EOA is the architect.

Rose Park Middle School expansion (2 stories) update: Walls starting to fill-in.

One of the converted warehouse spaces (26,500 sq. ft.) at 1414 3rd Ave. South will house Fair La Force Brewing Company.  The other (17,500 sq. ft.) will have five tenants (fully leased) including Italian restaurant II Forno, Vinyl Lab, and Radical Dance Studio.  Completion should be late spring of this year.

Noticed tonight that the gas station at 12th and Wedgewood was demolished. Not a great picture unfortunately.

The 1 floor, 5,000 sq. ft. commercial structure sitting on .26 acre at 1204 Elmwood (1/2 block west of 12th Ave. South) has sold to Big Plan Holdings for $3 million. Big Plan has also recently bought the surface lot at 405 Broadway with plans to build a bar/restaurant.   It appears the space will be retained as a tracking studio, production rooms, writing rooms, podcast rooms, and more creative elements.  Most renovations done in four to six weeks, and in time, local creatives will be able to rent out the studios for their own passion projects. Hopes are that it will serve as a community gathering place: farmers markets outside, yoga events, charity programming and more.

They have a huge neon sign in that building that I’ve seen on my runs. I would assume it will be going on the exterior there.

I am guessing that that is the new Nashville office for the developer of the May Hosiery... Adventurous Journeys (AJ) Capital.

I would be surprised if they are planning to take the neon cowboy out of the space, since it is so large and is basically built into the interior now.

Hell, that's a Great picture!  I ain't "gohn" miss that joint one iota!

The few times I did go to that station, I had to dress all tacky and and unshaven, just to feel as if I fit in, which for me isn't hard from the start.
