A building permit pulled for the former Katy K's for a new restaurant called "Ranch Dressing". 60+ seats. The only 15 parking spaces required, with only alley access, will not go over well with certain neighbors.........

And if this is still planned to have Jay Pennington involved, they will be up in arms. This neighborhood hates Urban Grub for bad reasons (street parking) and good reasons (the sludge they were spilling onto the street for years).

The 12 South neighborhood is starting to get as bad as East Nashville. They've moved in and got theirs now everyone else stay out.

I understand it's an annoyance to have a your driveway blocked every once in awhile but you knew what you were getting into moving into the neighborhood, most of them anyways.

Does not matter who is involved, because once the permit has been pulled and work has started it is not going to stop because the neighbors dont want it. They have to have grounds for a stop work order. If all the zoning is in place and all of the permits have been filed properly then its is too late.

Oh, I know they won’t stop it. Just complain incessantly and work to get resident only parking instituted. Even if the latter happens, tickets will be issued once/year.

Yes it's too late....but it never stops them from complaining. It's their hobby....

Smarter developers follow the design guidelines and never ask for variances or zoning changes.

A few on Carothers tried for parking permits (last year)  but where only given 2 hours limits on non residential parking. It covers about 5 houses and is unenforceable.

A $329,000 permit has been granted for the build-out of the former Katy K Design building at 2407 12th Ave. South into a restaurant to be known as Ranch Dressing. Jay Pennington's new concept eatery will feature breakfast and lunch menus. Plans are to be open by the end of the summer.  Pennington also owns Urban Grub across the street.
