We were just talking about that one this morning. Not sure if there are any more hurdles they have to jump through regarding Metro or not. They be be trying to gey the May Hosiery project and the Graduate Hotel finished first as both of those are theirs as well.

But to answer your question, only AJ Capital can answer that accurately and they keep the carsds close to the vest.

I didn’t realize those where the same people. That makes sense why it’s taking a minute.

Big Machine Label Group is planning a vodka distillery/restaurant at 2484 Bransford Ave. in Berry Hill that will open this fall.  There will be two outdoor patios and games involved as well.

Another sale of a small plot in WeHo sells for a big mark-up.  A nondescript garage on .14 acre at 1229 Martin St. has sold for $1.1  million to Jamison Monroe . It was previously purchased in 2011 for $82,500 by record producer Bob Orall for his Infinity Cat House label. He also recently sold the the adjoining little house on the adjoining site of 467 Humphreys St. for $505,000 a few years ago, and that buyer turned around and sold it for $3.95 million in Feb. to the WeHo Flats group.  

It appears that the new owner plans on dividing the space into 3 retail spaces aimed at high-end clients, but not food/beverage. The 2,000 sq. ft. structure will be given an 800 sq. ft. addition.

A couple of hotels have been announced for Century Farms in Antioch:  A 125 room Courtyard by Marriott, and a 160 room duel brand of Hampton Inn/Home2Suites. Combined they will take up 6 acres (about 2%) of the 310 acre development.

Additionally, after meeting with the community, Mark McDonald of Oldacre McDonald (the primary developer) said  that sit-down restaurants, apparel shopping, and a new grocery would be part of the plans on the site.  Anew site map was also released showing some of the potential franchises that might be part of the plan.

Any update on the Tanger Outlets? They don't seem very interested in actually building it. If they broke ground today, it would be 18-24 months before opening it, just in time for the next economic down turn. Last I read, the interchange is to be finished by May 2021. Is that the hold up?

Pure Sweat Sauna Studio will open in November at the former Fork's Drum Closet building at 2701 12th Ave. South. Columbia-based Harris Building Group is the general contractor on the 5,750 sq. ft., 1 story building, with a permit valued at $175,000 having been recently issued to allow for the updating of the space.

I think it’s for a portion of the building. 1058 sf per the permit. I certainly hope so.

A two level parking garage is being planned for 440 Humphreys St. in WeHo.  It will feature 189 parking spots and will be free to employees and customers of nearby Houston Station. The design will allow for a a building to go on top eventually.

The Nashville Post did an interview with local real estate researcher Ed Branding to get his opinions on the deal and that area of the Murfreesboro Rd. corridor for the future.  Here are some excerpts:

"The Lee Motel site, since it sits on the road, may be a mixed- use development rather than pure housing; it backs up to a former truck refueling stop fronting Elm Hill Pike that was sold in June to WCO Elm Hill Flats, LLC, so one can figure housing there."

“Rusty Lawrence at Urban Housing Solutions breathed new life into the area several years ago by turning a busted motel across the street from the Lee into affordable housing but the new builds may well be market rate and higher, although it is in a Qualified Census Tract for the Low Income Housing Tax Credit."

"It is in a Promise Zone, a census tract that HUD designates as having several severe and overlapping problems — e.g., poverty, crime, education, housing affordability — and seeks to partner the private and public sectors to solve them. It is in an Opportunity Zone, a census tract that will benefit from a provision in the Trump tax bill of 2017 to attract capital gain dollars."

“Current zoning is a hodgepodge of yesterday, a stew of industrial and commercial and retail, befitting the former Chicago (Michigan, actually) to Miami highway. (U.S. Highway 41 is Dickerson Pike on the northern end of the city and is undergoing the same transformation.) But Nashville Next, which guides future zonings, is T4CM (urban mixed-use corridor), tending toward higher density residential and mixed use, such as flats and townhomes and commercial and office up to mid-rise height. Most of the rezonings will likely be Specific Plans."

“So the table is set for another corridor to update for today's fast-changing Nashville.”
