One bay is still available for lease. Jersey Mike's was once listed, but I think they instead reopened the nearby Thompson Lane location.

Nashville could use a lot more buildings of about this height/scale along all of the major pikes.

Views of  Music City South (3 & 4 stories, 209 units)  will be the adjoining development to Views of Music city and will sit on 6.6 acres at 6228 Nolensville Pike.  Ramston Capital is the developer; Baker Barrios is the architect; Catalyst Design is the engineer.  Metro Planning will review the proposal on April 22nd.

The nearly 1 acre site at 2809 12th Ave. South (currently home to 21st Century Christian Publishing in a single floor 23,000 sq. ft. structure) is now going to be available for sale instead of lease.  The asking price is $10.9 million.  The bookstore/publishing operations will move to 2331 White Ave. in the Melrose neighborhood.

Trim Barber shop,  2315 12th Ave S. is closing at the end of the week (I've just heard). A newly started building permit is in process for a Faherty Brand clothing store, at that address. I've been hearing rumors about this for a while, with no location. I'll admit to being a fan and having shopped at their NYC locations.

What makes this a pretty impressive retail addition to the city is that it's other stores are in places like Malibu, and Nantucket. Oak Hall carries them locally now.

The 12South Homeowners Assoc. monthly zoom meeting last night discussed the latest proposal for the redevelopment of the Tabernacle Church property at 2214 12th Ave South. 

Below is a link to a PDF of the proposal. It was generally well received as it seems to address most past concerns. There is one level underground parking accessed mainly by an "extension" of Linden onto what is now a side ally of sorts. One level of retail/restaurants with open plazas and 2 floors of office space. The main push back came from the homeowners on 11th whose ally would be shared by the garage level. The images are from the proposal. Lots more in the proposal.

I very much like this.  However, it is substantially MORE than the neighborhood naysayers were willing to concede in the last in-person community meeting we had about this back in 2019.   Will be interesting to see what further response will be. Sure hoping this one  can move forward.

Folks would like a light at the Linden/12th intersection, but according to the traffic expert on the team, the intersection does not meet metro's requirements. A few weren't fans of the building materials, but most were positive. The lack of residential means no STRs which were a concern with past proposals. The office/retail mix means office folk leave as restaurant folk/diners arrive. Past proposals were ocean liners this is not. It's the folks on 11th that will object to anything that uses the alley. It's almost all garages along the alley, but the folks act like it's their front doors. The developers were pushing that the main entry/exit will be perceived as 12th/Linden and not the alley, which I agree with. Almost every past proposal has used the alley as the main way for cars to get to the site.

While there is some entry/exit on to the alley, I think this development does nothing but improve the alley based on what the massing looks like. The design will obviously have windows at the office levels, but I hope the main floor (service for retail and restaurant) will have some windows as well to blend everything together.

The other note I would make is the center turn lane at the Linden and 12th seems like a very tight fit. Granted street parking goes away and the planting strip is tapered away, but getting that turn lane in there seems silly. Yes 12 South has slow traffic and turning is a pain, but that is part of what makes it so walkable. By forcing cars to stop to wait for turning cars, it slows the whole neighborhood down.

I get your points, but it's been a complaint of past schemes that there was no turn lane and the fear of it backing up more than it already does currently.  The narrowness did come up. The developer says they will be giving up some property to help widen the street and pull their sidewalks back some. 

The developer was also giving up a little in the back to get their part of the alley to 20' wide, better than the current 15'.

How narrow Lawrence currently is also came up. There is currently parking on both sides with what's left being too narrow for 2 cars to pass easily. The traffic consultant said that was an easy fix, remove the parking on one side of Lawrence. She quickly admitted was never gonna happen.
