Updates:

 

New boutique condo project proposed for downtown's North Loop neighborhood.

 

A condo project has been proposed downtown for the first time since before the recession.  The Downtown Resource Group has plans to convert the vacant Western Container building into 20 to 24 condo units.  One floor will be added to the four-story building, which was built in 1908.  

 

Local business newspaper, Finance & Commerce states there are currently 862 apartments under construction in the North Loop 

neighborhood and another 545 are proposed.

Vikings stadium news:

 

Mortenson Construction, a Minneapolis company, has been chosen as construction manager for the new, $975 million Vikings stadium.

 

If the stadium isn't finished in time for the 2016 season, the company will face a fine of $5 million for every game the Vikings have to play elsewhere.  The Vikings will be playing at the TCF Bank Stadium for the 2014 and 2015 season.

 

Note: Mortenson was also chosen to construct Target Center, Xcel Energy Center, TCF Bank Stadium, and Target Field.

 

Other downtown Minneapolis-related news:

 

Collin Barr, President of Ryan Construction - NorthCentral Region, recently stated downtown Minneapolis will see four new office towers announced within the next 12-18 months.  I'm speculating one will be the Hines proposal, two will be the Wells Fargo development, and one will be one of the other long-rumored towers.  If the new 1,000 room hotel comes to fruition, and the apartment and now condos continue to become reality, downtown Minneapolis will be experiencing quite the boom for the next several years.

Update:

Junction Flats

Dallas-based Trammell Crow Co. recently closed on the site for its proposed Junction Flats project.  The site is just west of Target Field and will be about 200 feet from a proposed multi-modal transportation hub.  Construction is to start in April and is expected to be completed in 2014.

Plymouth Building - Apartment Conversion

Built in 1910

252 units

 

The Plymouth Building is currently a Class B office building located one block from the The Nic on Fifth apartment tower, which recently broke ground and a block from the Hiawatha light rail line.

 

The project will be presented to the Downtown Minneapolis Neighborhood Association on March 12th.

Here is an updated rendering of the Nic on Fifth apartment tower.  The proposed Xcel Energy office building is to the left.  I'm underwhelmed with the Nic of Fifth project as well as the Xcel proposal being this is a prime location. I'm also very disappointed with downtown MPLS leaders for giving these two developments the go ahead.  IMHO, this site would have been perfect for a large mixed-use development - perhaps the city's new tallest.  Oh well, there are still plenty of parking lots waiting to be developed.

Also, Mortenson submitted the following docs to the planning commission.  The rendering includes 4Marq, Nic on Fifth, and the Xcel Energy building (lightly shaded and located in center).  These three developments are going a big impact on this side of downtown.  Still hoping for a large, mixed-use development to take up the parking lot across the street.

* The organization will be redeveloping the site of the Shapco Printing facility located near Target Field

* New headquarters will house 1,100 employees

 

New Hotel Proposal

* Mortenson Development has a deal to buy a site near First Avenue nightclub

* Hotel will be near Target Center and Target Field

* 9 stories

* 220 rooms

 

Gurley Building Apartment Conversion 

Built in 1919

* 30 apartments

* A bar or restaurant is also planned

 

Bickford Office Development

* 3 stories

* Located next to the Bookmen Stacks condos and near Target Field

* Site is currently a parking lot

 

* According to Marquette Advisors, the apartment vacancy rate for downtown Minneapolis was at 2.2% at the end of the first quarter.  The vacancy rate across the the Twin Cities metro was 2.8%.

Update:

 

The Vikings have released their initial renderings of the new stadium yesterday (Monday 5/1313).  This stadium will be massive at 1.6 million square feet and almost twice the size of the Metrodome.

 

Stadium Info:

* Capacity: 65,000 for regular season NFL games; expandable to 73,000 for special events, such as a Super Bowl.

 

* In addition to football, the stadium will be able to accommodate soccer, baseball, hockey, and basketball.

 

* The stadium will have the largest ETFE roof in the world.

 

* It will have the largest pivoting glass doors in the world - 5 95-foot tall pivoting glass doors at the concourse level.

 

* Most advanced, sustainable stadium in the world.

Update:

 

A day after the Vikings released renderings for their new stadium, Ryan Companies has released updated information and renderings for their plans that include 4 blocks previously owned by the MPLS StarTribune

 

Project Details:

* $400  million mixed-use redevelopment

 

* The 4 blocks are located near the new Vikings stadium.

 

* Two 20-story office towers with 1.16 million square feet of space.

 

* Wells Fargo says it is considering becoming the sole tenant for the towers.

 

* Accommodate 5,000 - 6,000 employees.

 

* 300 - 350 apartments

 

* 40,000 square feet of retail

 

* New park / green space called "The Yard," which will take up two blocks.

 

* Two parking ramps with 1,700 spaces (will be for office workers and fans)

Update 1:

 

I think I jumped the gun on the 4Marq.  I drove by the site again earlier today and it appears the crane is actually for the Nic on 5th. Whatever the case, Mortenson has closed on the site and the lot is blocked off so work should begin soon.

 

Update 2:

 

The Vikings officially broke ground today on their new $1 billion stadium.

Update:

 

Wells Fargo has officially signed off on the Ryan project.

- The company will own the two towers (17 - 20 stories), which will total 1.1 million sq. feet

- Roughly 5,000 of the company's 7,000 downtown employees will be moved to the new buildings

- Wells is investing over $300 million in the project.

- Located right next the new $1 billion Vikings stadium

- Groundbreaking is scheduled for April 2014 and the first phase is set to open at the end of 2015

Update:

 

Two ownership groups are vying for a Major League Soccer franchise for downtown Minneapolis.  Zygi Wilf, owner of the Vikings, is heading the first group and Bill McGuire, former CEO of UnitedHealth group and current owner of the Minnesota United FC is heading the other.  If Zygi lands the team, they will be playing in the new Vikings stadium.  McGuire and his group are proposing a new soccer-only stadium near Target Field.  The stadium would seat upwards to 25,000 and would be located next to the downtown MPLS Farmers Market and the proposed Southwest light rail line.
