Update 1:

 

Ryan Development

- The sale of five blocks previously owned by the Star Tribune has been finalized.  This clears the way for Ryan's $400 million development, including housing, offices, retail, parking, and a new park.

 

Update 2:

 

Nicollet Hotel Property

- The city's Community Planning and Economic Development (CPED) department is issuing a request for proposals (RFP) for the former Nicollet Hotel site.  

- The site is kitty corner from the new 222 Hennepin project, which includes 286 apartments and a Whole Foods and is across the street from the site where the recently proposed Eclipse project will be built.

Mayo Clinic Square

The Mayo Clinic recently announced that has formed a partnership with the MN Timberwolves and Lynx basketball teams to create a sports medicine center in part of the old Block E building.

 

Mayo Clinic Square will include the roughly 20,000 sq. ft. sports medicine center, 52,000 sq. ft. for the T-Woves and Lynx, including practice courts, and 23,000 sq. ft. for the teams' corporate offices.

Update 4:

 

New Stadium Parking Ramp Air Rights Development:

- The 6-story parking ramp will be adjacent to the new stadium

- There have been two proposals - a 300 room hotel by Mortenson and a 28-story, 282 unit apartment by Ryan

 

Update 5:

 

Plymouth Building

- 12 stories

- Original plan was to convert this former office building into apartments.  

- The plan is now to convert it into a 270-room Conrad hotel.

- There are currently 25 Conrad hotels worldwide, including 4 in the United States.

 

Update 6:

 

Downtown MPLS Population

According to the Downtown Council, there are now 37,526 downtown MPLS residents compared to 36,500 in 2012 and roughly 33,500 in 2010.

Update: 

 

Mixed-Use Tower:

- Opus has announced plans to build a 30 plus story mixed-use tower.

- The tower will include 500,000 sq. ft. of office space and more than 300 residential units.

- The site is across the street from the MPLS Central Library and near other sites that are soon to be developed.

- There are three other major office projects planned in downtown - Wells Fargo, Xcel Energy, and National Marrow Donor Program / Be the Match

Ryan has released more information and initial renderings for its project.

Site work is underway on the western end of the project.
 
Update 2:
Mayo Clinic Square
Exterior work is underway.
 
Update 3:
Hampton Inn & Suites
Part of the skyway has been removed and site work is underway
 
Update 4:
Xcel Energy HQ
Ramp on current site has been closed and will be demolished soon.

Hennepin County Medical Center Expansion:

* HCMC in downtown MPLS is planning to develop a $191 million, 332,000 sq. foot clinic and outpatient care and specialty services center on its campus.

 

Existing HMCM campus is in yellow; property to be developed is in orange

Update 1:

New Stadium Parking Ramp Air Rights Development:

* Ryan has announced that they are exploring plans for a 35-story tower that will include more apartments.  
 
Update 2:
Convention Center Hotel - 1,000 Rooms
* Apparently there are two tower proposals - one at over 700ft. and one at over 1,000ft.

Update 1: 

New Kraus-Anderson Headquarters:

* Kraus-Anderson, a local, general contractor, is planning to build a new building next to its downtown Minneapolis headquarters 

* The building will be four stories and will house the companies 250 employees

* The plan includes razing the current, two-story building and redeveloping the land and an adjacent surface parking lot 

* Located in the growing Downtown East area

Update 2:

Minneapolis Armory

* The owner of the Minneapolis Armory is planning on transforming the MPLS Armory into a concert and event venue

* The Armory hosted the Minneapolis Lakers (now Los Angeles Lakers) for more than a decade

* The building is currently an indoor parking facility

* Will target mid-size concerts and will hold about 6,000

* Owner is hoping to start construction by the end of summer

Update 1: 

Downtown East: Wells Fargo - Ryan Project

* The $400 million mixed-use project located next to the new Vikings stadium officially broke ground this morning.

* The development will include  two 18-story office towers for Wells Fargo; 193 apartments; 24,000 sq feet of retail and restaurant space; and an urban park.

* Wells Fargo Chairman and CEO, John Stumpf, attended the ceremony and stated, "this is not just any other place, this is not just any other building, this is not just another community.  This is where my heart is."

* Roughly 5,000 Wells Fargo employees from downtown Minneapolis and other cities will be transferred to the new buildings.

* The grand-opening of the new multi-modal hub and public plaza (Target Field Station) will be on May 17th

Target Center Rehab

* Sink Combs Dethlefs and Architectural Alliance have released renderings of what the updated Target Center will look like

* The City of Minneapolis, which owns Target Center, will pay $48.5 million, the Timberwolves and Lynx will pay $43 million and AEG, the arena manager will pay $5.5 million.

The two towers will be 20 stories, not 18 as I had previously stated.

 

Update 2:

Ritz Block

* An unofficial draft has been leaked as to what the Opus project may look like.

* 300+ residential units

* 500,000 sq ft of office space

 

Update 3:

Nicollet Mall Reconstruction Project

* Rebranded as Nicollet Mile

* $50 Million

 

Update 4:

TCF Building 

* Current building is four stories

* Owner is planning a 600,000 - 800,000 sq. foot office building

* 40 - 60 stories

Here is a recent (early May) photo of downtown Minneapolis looking southwest.

 

One can see the LPM apartment tower (upper left), the Nic on Fifth (near Target Center), the new stadium site (lower left), the hotel / apartment site (upper right lot from the stadium), the two Wells Fargo lots (above the the hotel / apartment site), and the 2.5 lots left of the Wells Fargo development that will be an urban park. Also visible is the Latitude 45 site (left center)

Downtown MPLS a few years (4-5) from now

This photo includes projects under construction - stadium, urban park, Well Fargo development, stadium hotel / apartment project, and Latitude 45.  It also includes projects that are about to break ground - 4Marq and Xcel Energy HQ (same block as the Nic on Fifth).  The Portland apartment tower, Ritz block (near Nic on Fifth development), and the (former) TCF tower proposals are also included.

Update 1:

* The 30-story apartment tower officially broke ground on Monday (6/9/2014)

* Should be complete in early 2016

 

Update 2:

Walgreens

* Walgreens is looking to open a large, upscale store where Saks Off 5th is currently located.

* Walgreens already has a standard location in downtown MPLS.

* The larger store will have a wider variety of offerings than the chain's typical stores.

* A Saks Off 5th representative has stated that the store is actively looking for another downtown location.

Thresher Square Development

* Located in the Downtown East area

* The historic Thresher Square building will be converted into a 150-room hotel

* A new 175-unit apartment building will constructed

* 30,000 sq. feet of retail

* $120 million

* Ceremonial groundbreaking event was held yesterday, July 8th.

* Downtown Minneapolis' North Loop neighborhood 

* Seven stories, 240,000 sq. ft.

* 900 employees will be transferred to the new location

* Located across the street from the recently renovated Ford Center, the new Target Field Station and Target Field.  Also located next to two, new apartment developments - Junction Flats and District 600
