Update:  Here are a few projects that have recently been completed, under construction and about to start construction.

Construction Starting Soon:

Hennepin County Medical Center

* Mortenson has been chosen as construction manager for the project, which will expand the hospital's downtown Minneapolis presence by 322,000 square feet.

 

* HCMC now comprises five downtown blocks, but it's buying property between Eighth and Ninth streets and Park and Chicago avenues for a new building that will house specialty clinics and primary care offices.

 

Thresher Square Hotel & Apartments

* Developer is also trying to get a third grocer for this project.

Update

 

Approval Process

T3 Office Building

- T3 = Timber, Transit and Technology

- Will be the first commercial property in the U.S. to use an engineered wood material for its structure and interior. 

- 7 stories

- 210,000 sq. feet

- Will also include a bike repair and storage facility, a fitness center for tenants and retail space on the first floor.

- Construction to start in spring of 2015

Water Works

- Project will span roughly four-block stretch of the downtown riverfront.

- There will be a new, three-story park building with concessions, restrooms, a patio overlooking the river and kayak rentals.

- Bike and pedestrian trails will be smoothed out.

- The old Fuji-Ya building demolished to reveal old mill ruins and pockets of native flowers planted on a gentle slope rolling down to the Mississippi River.   

- There will also be a new amphitheater built, and nearby “rooms” full of recreational opportunities (ping pong, bocce ball, shuffleboard, an open lawn, basketball or volleyball courts were all presented as possibilities) and unearthed ruins from the old Columbia and Cataract Mills will be open to the public.

Portland Tower

- 17-story condo

- Developer hopes to have full city approval by the end of the year

 

The Encore 

- 12-story,

- 124-unit residential

 

New Kraus-Anderson HQ

- Neighborhood group has rejected the company’s plans so it's back to the drawing board.  Residents said the building didn’t blend in with the residential aspect of the surrounding neighborhood,

- Kraus planned on starting construction this fall, but says it won’t be until at least spring.

 

Proposal Updates

Stadium Parking Ramp Air Rights Development

- Ryan is planning on building a 35-story tower

- Building has been recently demolished

TCF Bank Redevelopment - Tower Proposal

- Property owner, Franklin Street Properties, have stated they may incorporate a hotel into their new office development.

- Franklin Street is looking at scenarios that could range from 175,000 square feet to 600,000 square feet.

 

Andrews Hotel Site – New Marriot AC Hotel 

- Parking Lot - Gone

- 244 rooms

- 10 stories

 

Target Field Station Development

- City wants 11 stories minimum

- Mixed use

 

Minneapolis Armory Conversion

- Concert Venue – 6,000 capacity

- The State Historic Preservation Office and the National Parks Service has approved a new roof for the building.

- Owner is working on finalizing a partnership with a live music provider

 

Greco Apartment Proposal

50 – 60 market rate apartments,

12,000 – 15,000 sq. feet of retail / office

Structured parking

Update: 

Thresher Square Development

* Mill City Times has stated that Trader Joe's has plans to be part of the Thresher Square project in Downtown East.

* Trader Joe's will be the third full-service grocery store for downtown Minneapolis.  The other two include Lunds and Whole Foods.  The downtown Target store is trying, but still falls short of offering everything a full-service grocer would.
