That is why the need to build a deck on the surface lot with a liner hotel and street level retail. Go down and up with the deck

Anything would be better than Ozark Lanes.

Ideally you get the Malco lanes and then a boutique type Bowling alley. The reno of UARK bowl was a bit too soon as that is relatively new (past 10 years)type of thing. Look up Kings Bowl as an example.
