Gas stations in high price episodes like this one do not make more money regardless of what people think.  They are being charged higher prices each load.  Higher prices also affect sales inside the stores.  The reason QuikTrip and others like it that have nice inside stores with prepared food are doing better because that is where they are making their money.  It is not off the gas that is just want pulls one into their stores.  What we are seeing across Charlotte nicer C-stores with gas are outselling the old style gas stations and that is what you see as closing.  Plus now the grocery stores like Harris Teeter, Lowes Food are all in the gas game.  Of course all the big box warehouse stores sell gas too not to make money but to draw people to their mega warehouse stores more frequently.   I would look for a net loss of gas stations in the county in the next 5 years.

I'm not sure anyone has ever seen "the skipper". But a very cool old news story showing that gas station and intersection along with South Park in the early 80s.

What is happening at the former Melrose Place site next door? It was a dormant site the last time I drove by. Does this Mobil/Circle K have any connection?

I know that fencing next to Melrose has been up for what seems like a couple of years.  It's always possible that these two may be connected, but I think whatever was supposed to happen beside Melros Place is long dead.

They aren't connected.  The Melrose Place site took forever for rezoning approval.  It's now in for approval with the city, so it should be starting by end of year.  It is now being called Adler Montford Park.

I have a relative who lives in Franciscan Terrace on Hedgemore, and she's growing increasingly worried that her condo development's days are numbered, given all the recent infill and renovation projects along Hedgemore and Mockingbird.

@theronhobbs Franciscan Terrace that I know is off Selwyn and is different than the Hedgemore apartments on the dead end which I think you are thinking of. Hedgemore apartments are reached from Park Road.

Franciscan Terrace is 4735 Hedgemore Drive, unless there's more than one section that I'm not aware of. There's a sign at the end of Hedgemore (2nd photo).

You are right and I am wrong. My memory switched Franciscan to Matador Lane which is on the other side of that stream. My sister lived in Franciscan Terrace when she moved to Charlotte and still I made the mistake!

No worries. On a related note, if density continues to accelerate in the area, I wonder if the city would ever entertain extending Hedgemore to Seneca, which has a traffic signal. Then you'd have multiple developable parcels. Even though Franciscan Terrace is condos, there's precedent for this nearby at Trianon in SouthPark. I'm probably describing a rezoning petition a few years from now.

The mystery of the demolished gas station was finally solved by Axios this morning..

Chipotle will open a new restaurant next year at 4336 Park Rd., in a former gas station spot across the street from Park Road Shopping Center. 

• The restaurant will have a “Chipotlane” drive-thru pickup lane, a Chipotle spokesperson tells Axios.

Are you kidding me? Montford Park feels primed for a higher level of development than this. I’m disappointed parcels like this one and the new chase branch were built out in such limited ways.

Be prepared to be shocked another Levine project has stalled it seems.  

From Nov. 2019 Biz Journal article:

""Akridge and Charlotte-based Levine Properties are in a joint venture to overhaul the nine-story, 145,000-square-foot office building at 4701 Hedgemore Drive. Levine has owned the property since 2014.

Starting early next year, the companies will spend about 14 months and somewhere around $30 million renovating the entire building, which dates back to the early 1980s, and adding amenities before bringing it back to market for lease in the first half of 2021.""

granted Covid happened but I saw windows with plywood on it on every floor on the side  and zero vehicles in the parking lot at least in the back so I am assuming this project is off given the office market etc. The building should probably be torn down and a nice upscale apartment complex built as it would be along the new greenway (though the greenway is on the other side maybe a bridge to connect paid for by the developer)  I don't even see this project on Akridge website and I know I saw it there before.

There was much work being done there maybe 18 months ago when I drove down to see the building. I could not circle it due to the equipment and materials in the park area. When I drove home I realized I had a drywall screw in my tire. That Levine witchcraft.

In Montford adjacent news, it looks like site prep for the new residential project on Woodlawn between the Woodlawn House apartments and the recently demoed Circle K has finally started.  This site has sat fenced up so long I can't even remember if a rendering was ever released.

I drove past there this week and saw some earth moving yellow equipment behind the fenced barriers. Mentioned it to the driver who was not able to distract attention from the road.

Yeah, drove by this morning and they've already gotten started on chopping up the concrete slabs. I'm just glad to see movement here.  It kinda annoys me when a building is razed and then nothing happens.  I'd rather look at a less than stellar building than an empty lot with three foot tall weeds that just gathers garbage.
