Was in Charlotte this weekend. Went uptown with some friends and when they saw legacy, they were like “omg look at that building, it looks so good” and my other friend responded “yeah. It has really good proportions.”

lol.

If they think it looks good now just wait till it's lit up.

It’s like 60% leased from what I hear so that’s all they needed

Yeah, it was more just the time between reveal and groundbreaking more than anything else. It feels extremely fast, especially compared to some of the other projects in town (admittedly many of which are on far more challenging sites that aren't totally under the developer's control).

1. Lincoln Harris is secretive remember they started work on Legacy 1 tower before they revealed it.

2. They had a public hearing and final vote on Dec. 17 with City Council on the rezoning which included the tower encroaching slightly over the public right of way and they said then it would start immediately.

Deloitte needs the space so they can turn over the old space in DEC to Wells probably and that is great news if it is 60% leased too!

Is there anything about this Lincoln Harris/Charlotte Observer site that was different than other projects beyond the developer not wanting to announce things too early? A layman onlooker might think the city approved with with little scrutiny, although that can't be true, (although large companies and large city governments have always been friendly bed fellows...)

No by right they had the ability to build that Legacy 2 tower however it would be a straight up box.  with the rezoning they could have it flare out a little towards the top I think about 8 floors up.  that was what the rezoning was about. LH was going to start that tower even if they could not get the rezoning.  I was the only person to attend the public meeting and you know I put my full support behind it LOL!

Under current zoning at Legacy site tower after tower can rise as long as they meet all city requirements.

How much sq footage does Wells Fargo lease in DEC?

I will look back and see what they originally agreed to occupy. Remember they own the building but I think it was originally about 400K space but someone noted on here that they are quietly taking space from others when they vacate like Barings.

Took me a few minutes to find it but it looks like Wachovia aka Wells Fargo now was going to occupy 450,000 sq ft of in the now named Duke Energy Center but as noted they are quietly expanding their space there and now 2 tenants will move to Legacy both Deloitte to the Legacy 2 and KPMG to Legacy 1.   And as someone said Wells took over Barings space.

I hope Wells keeps pushing people out of their building DEC and many will end up in Legacy somewhere.

PS to the UPer who updated that Legacy 2 is under construction on wikipedia thank you!
