Renderings are from the city filing, signage will be submitted separately as a UMUD-O, so it wouldn't be included on the renderings.

I know someone mentioned Lifetime Fitness landing somewhere in Legacy and they are getting into coworking space and joint ventures with apartment developers.  Doing that in Dallas and Houston.  Why am I mentioning Lifetime? there were one of the first land purchasers of land in Lincoln Harris's Rea Farm Village.  Imagine a high rise apartment with a Lifestyle fitness club as the amenity and also as an amenity for office workers or hotel guests (and I do think a hotel will rise on one of these 2 blocks).

I can confirm that LU4 was/is an office tower at the corner of Tryon and Stonewall

Then again Lincoln Harris' idea of a "food hall" probably includes a Chick Fil A, Sbarro, Great Steak & Potato and a Hibachi Express.

I digress... So yea, I think the sizes of the retail spaces with Honeywell say otherwise, so maybe that little spot could be a nice multilevel food and entertainment complex. Could be somewhat subsidized since its an overall

If LU4 is definitely Office at Stonewall+S. Tryon, that more or less makes LU5/LU6 Hotel/Residential with some form of retail.

I wonder if LU4 is spec or if there is a tenant? Maybe Truist Tech Center? We know Lincoln Harris was marketing this area to Truist and they have only announced with everything pre-leased. 

Given the pace of announcements related to this development I hope we hear something by the end of 2019 about the next phase.

When all this is comeplete the traffic and congestion is going to be crazy in that section especially for people who parked at the top of the parking garage lol. But I don’t mind all this for Uptown. I like for all city’s to have chaos in their downtowns lol.

Legacy today and 3rd floor parking level of Legacy 2 is seen then it is all office above that.  Back side of Legacy 1 along S Church notice new gravel parking lot on left hand side of first photo.  Hopefully this is very temporary but great tailgating spot for the Panthers season. 

In terms of the mega garage remember there are 2 exits and entrances on both S Church and S Mint and it would be very unusual for everyone to leave at once especially on work days or even Panthers games (due to some people parking and celebrating or not after the game)

walk bys today before my next meeting.    All around the Tryon block and photo of the gravel primo Panther tailgating parking lot this season only and maybe not even that long. Legacy 2 on the third floor the one level parking level.  Inside the BOAT Legacy 1 the lobby is huge and has really nice floors.  Lots of retail spaces along S Church.   Many workers today at this site none over today at Ally at Tryon Place.

Me go uptown with a photo of the Legacy? No way Jose. Last shot future site coming soon of Legacy 3 the Honeywell tower.  Notice something interesting in that gravel lot next to Legacy 1 4 vehicles not contractor  trucks all with New Jersey plates. Maybe Merrill Lynch execs visiting their new offices?

My Hill St S Tryon  shots of Legacy 2 the Deloitte tower rising.  There are always a swarm of workers around this building and the parking garage.  Caution I may have not captured a single one on my photos but trust me.  Today.  #CharlotteRising.  anyone hear of any retail tenants coming to the Legacy garage yet?  Here is one of my bets a Fuzzy's Taco.

Saw it myself in person and I have to say it looked damn good. The colors on this building are just so crisp. DEC looked like some of the LEDs were out on the "handle" we often forget how far lighting technology has come in a decade. It wasn't "undoable" 10 years ago, but in many cases it was prohibitively expensive, DEC broke the mold in Charlotte for sure, and the quality of the lights are considerably better, eventually DEC will need a refurbishment, and I can only imagine how vibrant it will be considering how impressive it already is.

LU2 is flying!  Is there any chance that it will top out by Christmas?  It would be great if it’s visible in the skyline by late in the NFL season.

I would suspect that LU2 would indeed be topped out by or before Christmas.  Should be at 4 floors by the end of July and possibly 3 to 4 floors higher each month. It’ll be topped out by end of December.

Honeywell already has sitework activity I saw with my own eyes.  I would estimate any grading, foundation and underground utility work to take 3 or 4 months at most (without any unforeseen issues) and vertical work starting somewhere in the November 2019 to February 2020 timeframe.  From all accounts it seems like this project will move quickly.
