Of the site plan so far, it seems to have lots of retail spaces so far. 

 

The good thing about the building being more, classy or "SouthPark" maybe means the rest of the project (God willing its lots of retail) will also be sort of classy in design. City creek center in SLC type look would go well with this building.

 

I also imagine the details for the project are under the radar so other developers (like Tryon Place) aren't able to capitalize on what this project will offer.

Interestingly a permit was issued a few days ago under the name "riverboat" but it was only for $27,500 and had the 620 S Tryon address. Furthermore it was listed as a non-building (parks, marinas).

I agree.  City Creek in SLC, Nicollet Mall in Minneapolis, and Mary Brickell Village in Miami are among the best attempts to introduce retail to cities that lack it.

Nicollet Mall has really gone downhill during the "renovation" that has been nothing more than ripping up the street for two years and re-paving it. Macy's, Barnes and Nobles, the Gap, Office Depot, Jos A Bank, and Sports Authority closed/closing soon leaving large blocks boarded up, several restaurants closed, and the homeless and panhandlers have moved in to occupy most of the benches on the dead streets. Stores are closing by 6PM and many are not open on Sunday. 

It will be interesting to see if it makes a turnaround once the construction stops. This review on TripAdvisor was like my experience there in October: "What a disappointment! Stores are closed or vacant retail space. Off fifth and Marshall's dark, depressing and old retail space- absolutely needs new tenants and a facelift. Wow! Avoid at all costs!"

Interesting.  I haven't been to Minneapolis for 15 years.  The Nicollet Mall was really nice when I was last there.  It's a shame that it failed.

I hope the cranes/construction will peak above the BOA stadium in time for Panthers games.  Love seeing construction and sea of cranes during our home games (Live and on tv).  I thought the Riverboat reference was to the 1000+ hotel/casino, no?  Just kidding, just got back from Vegas and those hotel/casinos there are no joke.

This is the first reference to Riverboat I have seen here on the CharMeck permitting site.

Here is the link https://webpermit.mecklenburgcountync.gov/Default.aspx?PossePresentation=Project&PosseObjectId=109188143  then click on the Mega Project snapshot and it says residential. This Riverboat reference was not on this site before so I do think it is something new and something residential.  Riverboat Ron condos? Don't laugh could be another high rise residential in some form or fashion.

Reading the permits it sounds like this is a construction trailer/office.

Well more is coming at this site and as secretive at LH has been I am trying to look under every stone for clues. We all know one 30+ story office tower is not the whole project and I guess I will keep looking for clues. As much as they paid for the 2 blocks they have big plans in the works.

Actually the Riverboat "building permit" is for the second tower crane and power supply.....the Accela entries are just to rearrange the parcels for the office tower and parking deck, to get the lot-lines redrawn......sorry guys...nothing "new" here.
