Don’t worry I’ll try my best! I’m actually working on a development map right now for Knoxville just like yours Ron. Using the same colors and legends and everything so it’s streamlined and familiar. It really is a lot of work starting from scratch but it’ll be worth it for sure!

Johnson City based Yee-Haw Brewing Company will open its Knoxville location in the old Elkmont Exchange space on 745 N. Broadway in Old North Knoxville on Friday. The surprise here is that Prince's Hot Chicken, the staple hot chicken restaurant in Nashville, will have a location within the restaurant! There will be other food offered as well. The outdoor space added was converted from multiple parking and unused lots and features a stage, outdoor bar, fire pits, and seating for hundreds of people. Inside of Knoxville states that "paid admission shows will begin in the spring and should offer similar artists to many who play the Bijou.", one of the theaters on Gay St. in Downtown.

Glad to see Princes expanding beyond Nashville! That's awesome. I know they were one of the original Nashville hot chicken places, but haven't really expanded outside of Nashville like others have. Gonna have to visit when I'm in Knoxville.....Go VOLS!

After attending the South Knoxville Community Meeting last Monday, many announced and unannounced projects were put on display in greater detail, so I'll post them when I can! I'll start off with one of the most substantial projects in the area that is starting this month.

Capital Square is breaking ground on their $116 million Livano Knoxville development. It will be a 5 story, 348-unit apartment complex at 451 W. Blount Ave. It will include studio, one, two, and three bedroom apartments, and 35 workforce housing units. There will be a 524-space internal garage, pool, sky lounge, fitness, coffee lounge, etc. The developer stated that the business center space/coffee lounge could be converted into retail space in the future. They plan to break ground this month, if they have not already, with vertical construction beginning in May and a planned completion date of December 2024.

Axle Logistics is planning an HQ expansion across the street from their current location in Old North Knoxville. This new building, fronting Central St., Pruett Pl., and Bernard Ave., will span 90,000 sf across 5-stories and a basement level, and replace the old Brown Appliance Building at 857 N Central St. It will also include rooftop space, and many amenities like a basketball court, sauna, walking track, etc. Design Innovation Architects and Denark Construction are a part of the project team as well. While there is no start date set yet, the new building will house 900+ new employees when completed, bringing the companies employee count to 1200+.

Vector Hospitality is proposing an AC Hotel By Marriott in downtown Knoxville. Knox News found that Vector Knoxville LLC bought a downtown parking lot consisting of two lots at 416 Locust St. and 427 Walnut St., for roughly $3.6 million. No other details have been announced so far.

Connolly Development Ventures has started construction on Governors Row Townhomes in 4th & Gill at 801 N Fourth Ave. There will be 8, 3-story townhomes at 1,150 sf each with 14 parking spots. They will all be one bedroom, with a living room, flexible third floor, and a rooftop terrace. The architect is Ally Architecture, Construction is being done by Curbed Construction, and Civil design is by March Adams.

Connolly Development Ventures has also started construction on The Saint Townhomes in the South Waterfront area of South Knoxville at the intersection of 316 W. Blount Ave. and 407 Saint Paul St. There will be 28, 3-story townhomes at 1,100 total sf each, with 29 internal surface parking spots and 10-11 new street parking spots. They will also include third level terraces. The architects are Franklin Architects, construction is being done by Curbed Construction, and civil design is by March Adams.

Lots of good looking projects popping in Knox.  Is the old Hyatt Regency next door to that office-to-residential conversion now vacant?  Any plans for reuse?

Yes actually! I forgot about this and I'll make a post about it later today, but the plan now is to convert it into 300+ residential units or something like that. I think UTK has similar plans to what they did with the Holiday Inn on Papermill, which is to buy out some, if not all of these residents to temporarily house new students until they can be accommodated. I guess they would just make an agreement of some sort with the developer to use it for a certain amount of time and then it would open up to other residents when the agreement is over.

Landmark Properties and Boarman Kroos Vogel Group are planning The Mark at Knoxville, a 4 story, 308 unit/836 bed apartment building at 124 S Concord St. It will have a 447 space internal garage and 39 surface spaces, as well as 5 courtyards and 11,965 sf of amenity space, including a rooftop pool/amenity deck on top of the parking garage. This will also have direct greenway access.

Since Nashville has essentially come to a temporary halt I have had time to research other municipality databases; I appreciate that Knoxville is trying to make it more accessible.  Let's talk, I need to build my Knoxville projects page and could use an extra person.  The Zoning Page is pretty easy to work through, their new permit page keeps crashing.

Here is what's planned. 

"Development is underway to transform the former hotel into apartments with retail. 375 units are planned, with 360 designated as studio apartments." 

"The company recently stated to the C.B.I.D. Development Committee that they had been approached by the University of Tennessee about the possibility of leasing a block of the units or the entire building in order to ease their student housing crunch. Ms. Jimenez said, “We have received the master lease agreement from the University of Tennessee. Our legal is currently reviewing the terms and conditions. We are moving forward and we are in the middle of the mutual negotiation."
