Homberg House will be a 7-unit townhouse development by Henson Development at 3900 Midland Ave. They will range from 1,900 - 2,500 sf and each contain 3 beds/2 baths. Each unit will have its own parking space.

Aloft by Marriott is being proposed for the massive hole at 350 S. Gay St. It will have ground level retail and parking will only be accessible via the alley behind the property! Designed by Heyoh Design + Development, it is unclear whether or not this is the official plan, or just one proposal, as the property was previously rezoned to allow for up to 12-18 stories.

The Mark at Knoxville has broken ground at 124 S. Concord St. A few renderings have been released as well.

"Landmark Properties, a fully-integrated real estate firm specializing in development, construction, investment management, and operation of high-quality residential communities, announces its second project in a build-to-core joint venture with Manulife Investment Management. The Mark Knoxville, which will open doors in August 2025, will add 834 beds to the University of Tennessee housing market." "Located a short walk to the Northwest of the UTK campus, The Mark will offer unit types ranging from studios to five-bedroom options. The property will offer an on-property garage for resident vehicles and a shuttle bus to campus. The features and location of The Mark will make it an attractive option for students seeking luxury housing in the Knoxville market." Steamboat Flats will be a 10-unit townhouse development designed by studio four design at 1600 Island Home Ave. along the south waterfront. Each unit will have a balcony, 2 bedrooms, 2 bathrooms, and its own garage, among other rooms. Additionally, the setback planned for this project will allow for street parking and bike lanes along Island Home Ave.

The state has released its proposal for expanding Amtrak across the state. As a Knoxville resident, I’m very excited for this! With the connection to Bristol planned from Roanoke, I’ll be able to take the train all the way to DC and through the NEC.

Same here. I understand though why they aren’t hasty to connect Knoxville and Nashville, as I don’t think there’s a rail line that does that right now that they could use. They’d have to build their own, which would be good considering it could then be exclusively passenger, but costly up front. Correct me if I’m wrong on the no rail line thing though. I’ve looked at some freight rail line maps of TN and I just can’t seem to find one.

“McGhee Tyson Airport plans to add six new gates by 2028, a 50% increase as the airport projects a record-breaking 2.7 million passengers in 2023. The passenger increase will test the limits of the current terminal, which was completed in 2000 and was built to serve up to 2.6 million passengers yearly, according to Patrick Wilson, president of the Metropolitan Knoxville Airport Authority.”

“According to Darras, the airlines have added new destinations and new flights. They are also using bigger airplanes. She added that last month was the busiest month in the airport’s history. During peak times, Darras said they are seeing planes and parking garages being 90% full on average, and July is historically the airport’s busiest month.

“To accommodate the increasing number of travelers, McGhee Tyson is expanding its parking garage, starting at the beginning of 2024. Darras said the expansion will add roughly 3,500 parking spots when it is completed in 2026.”

A rendering for the Hub on Campus development has been released for one of the 8 story buildings apart of the project.

"Core Spaces, Schenk Realty and Kayne Anderson Real Estate have received $233.3 million in financing for the construction of Hub Knoxville, a 2,000-bed student housing community in downtown Knoxville adjacent to the University of Tennessee campus. According to the development team, this project would be the largest student housing development in Knoxville’s history."

"Core Spaces and Schenk Realty are co-developers on the project. Juneau Construction Co. is the general contractor. Antunovich Associates is the design architect and Dwell Design Studio is the architect of record. Parini Design will provide interior design for the community"

1600 N Central St will see 17 new townhouses around an existing multi-unit residence by Franklin Architects and Connolly Development Ventures . Most of the units will have rooftops, and a few will have their own garage. Most of the site has already been cleared.

New renderings have been released for 10 story buildings 1 and 2 in the Hub on Campus project. Currently, both of these are actively under construction, with the largest building, building 1, already 4 stories above grade!

Shot Club Social Entertainment Complex by OnCore Golf is being proposed on 10 acres at 822 Richards Street, just west of the Emory Place neighborhood and walking distance from downtown and UTK's campus. It is essentially a different branded TopGolf, but with more entertainment options than golfing. According to WATE, "a website for ShotClub Social mentions a golf and animated 3-D gameboard, a restaurant and lounge, as well as an arcade and duckpin bowling." "Plans announced for the Buffalo location say the 40,000-square-foot complex will house a two-level driving range with separate bays where participants will be able to take part in an interactive golf game featuring an animated board. OnCore technology within the balls will allow them to interact with the game board, enabling golfers to have “a very unique experience.”  In addition to the other entertainment attractions, food and beverage options will be available, as will event space for corporate and party use." The Buffalo location should reflect what will be available at the Knoxville location. No timeline has been announced but the final design is being finalized and will be submitted to the city when that is finished.

The Six @ Forest are 3 new 4 story duplexes at 1503 Forest Ave in the Fort Sanders neighborhood near UTK's campus. Each have 8-9 bedrooms per side, private ensuite baths, kitchens, laundry, and main level common area. Construction just wrapped up within the past month, with tenants already moved in. In total, these 3 duplexes along will add 50 new units!
