Love this tower and how it dominates the downtown skyline of Durham. Today.  Downtown Durham is a great mix of low rise commercial buildings and newer high rises.

This building is visible from 15-501 in Chapel Hill near The I-40 overpass even though it’s about ten miles away.

Some people may find this crazy, but I prefer Durham over Raleigh.  The downtown has more charm in my opinion.

Love this building so much! Hopefully a sign of things to come for Durham.

Note how seamlessly the original buildings blend in with the rest of the project.  The stores to the left of the red building were torn down during construction of the tower, and new storefronts were reconstructed as part of the overall project.

The sister project to this tower has new renders and a website. It will be one of the tallest condo towers anywhere in North Carolina.

Looks like a 28 story tower?  Is this all condos as they might be a big ask and long sales process.  Bank financing is available after they get a big chunk sold.  Who is the developer is it Armada Hoffler or the Durham based developer that started One City Center?   

I now see from the name of the website it is both condos and apartments.  anyone know the breakdown of each?

Yes it is. Regarding the breakdown of units, One City Center has 30 condos and 109 apartments. I imagine the mix here will be somewhat similar. Ground level will be retail but no office planned for this building so not sure if the base of the tower will just be additional apartments or…?

I signed up for some more information on the Novus Condo tower and got this which answered many of my questions.

Signed up as well -- they say about 45% of the units are spoken for.  Construction expected to start Q1 2022 (which would be amazing b/c it's Durham).  Floors 1 - 18 will not be condos.

It is.  This is impressive!!!  

Durham has the potential to be the No. 2 city in NC.   I hope that this rises soon.   The demand for housing in downtown Durham is significant.

Basically this new tower is all residential with some ground floor retail.  Here is the breakdown 54 for sale condos, 188 rental apartments, parking garage within building and 22K sq of retail space.  Here the developer website with more information.

Durham reminds me of a mini version of SouthEnd in Charlotte.  It has a lot of potential.  This project and Hines' new ATC project will really inject a lot of life into the Bull City.

a Biz Journal article said 40% of the condos are reserved already which is a great start.

It’s an impressive looking building. Will be interesting to see whether the next phase is a hotel as alluded to in the brownfield filing or something else. Obviously they already have a hotel in the middle of downtown so would be well positioned to judge the opportunity.

So now we have the South Bank project, next phase of Durham ID and and ATC West all solidly underway. Wonder when we will see renderings for the Northgate project. They’ve already filed plans with the city for the preliminary site layout….
