My 2 cents: With it's proximity to Drayton Mills, I would have personally loved to see a more cohesive design that incorporates brick and some architectural details common in old mills.
Just would have been cool in my opinion. But hey, opinions are like... well you know. ;)

Agree but, as Westsider28 noted, the design template is similar if not the same as the developer's other properties .  It may be that the Drayton Mill project will differ somewhat  from the rendering.  Nevertheless, it should be a great addition to the Drayton community.

The Lively Drayton Mills website was recently updated with some new renderings, a site plan, and a video fly-thru.  It looks like they are doing a bit of an homage to the mill, with some brick at the base of the main two buildings by the pool.  So that's nice.  Hit the link to see the video; here are some renderings:

(^^The dark green area is a retention pond, with fountain according to the fly-thru video.)

I'll try to get over there this weekend to see how construction is progressing.

I like this project and am glad it is happening but the one question no one has been able to answer for me is how this is this going to  affect the lower Drayton trail and it's connection to the rest of The Dan.

Here's the trail easement map.  Basically, the "shortcut" (blue box) is eliminated, so the trail is no longer a loop.  The longer part that follows the river remains, which will connect under the RR to Heywood Ave and eventually the River Birch Trail.  Don't worry, it was very important to all parties involved that the trail connection remained, and I'm sure it will be a selling point for the apartments.

Lively Drayton Mills: one of the rear buildings (which you can see thru the trees from Drayton Rd near the Post Office) is up to 3 stories.  The 2 front buildings are coming along further.  There are also several "townhouse" units that appear to have apts over garages (like Bon Haven, I suppose).

It's amazing what not driving down a certain road for two weeks can do.  Those structures sure are notable now! I hope further growth happens along Drayton Avenue down towards Pine Street. I know there is -something- that may be coming next to the Spartanburg Regional location by Beaumont Village, but that still leaves a lot of land along these new apartments and that point that could be developed.

Went over to Drayton today.  Lively apartments are coming along, but it's hard to get a good photo with the trees full of leaves now.  Townhomes are also coming along with 6 buildings of 4 units each fully framed (some look completely done).  Also street trees have been planted there.

Also, PAL posted recently that the canopy under the RR tracks to connect the Drayton Trail to Heywood is well underway.

Here's an update on The Lively Drayton Mills (which has a website now):

I also saw this sign for a public hearing at the Aug. 8 City Council meeting to consider annexation of the site.  Apparently, annexation didn't actually happen back in 2020 when the City made a development agreement with them (so I guess that didn't happen either?).  Anyway, I'm glad they're (most likely) being annexed now.  Once again, I think the City needs to be more aggressive with annexation.

I’d love to see a grocery store (with an urban footprint) somewhere along Drayton Road. Along the lines of Harris Teeter at Northpoint in Greenville.

That'd be nice, but I find it highly unlikely since there's Food Lion, Publix, Walmart, Aldi, Lidl, and Fresh Market all within 2 miles.

So this went through Planning Commission and was approved on first reading by City Council back in 2020, but they never brought it up for second reading.  I looked it up a few weeks ago after arguing with someone about whether some parts of Drayton Road were in the city or not.  This was apparently not a mistake - they left it unincorporated while it was being built, so that presumably they wouldn't have to start paying city property taxes until it was actually occupied and generating revenue.  The development agreement is always a separate ordinance from the annexation ordinance.  I don't know if the original passage at first reading is still live and they need to do it again, but it seems like a no-brainer.  I also think when this comes in, it gets us that much closer to being contiguous with the Drayton Lofts property and hopefully annexation there.  Whether they can pull a 75-25 and take some other areas in at the same time...  I wouldn't object, but that takes some willingness to bring people in against their will, and that's sometimes harder.

Saw a notice in the paper today about alcohol permits for Tacos & Bla Bla Bla at 1802 Drayton Road (Drayton Marketplace).  It's a local chain with several locations in Greenville county.  Not sure which space they'll take within the marketplace (but I'd guess Suite 135a between Holliday and Pi-Squared).
