This is interesting, found this in the same packet as the I-196 and Michigan Street changes. I assume it's planned for the GVSU expansion.

A few update shots of the projects going up.

First is Clancy Lofts. The second building is now going vertical.

The Gateway corner opposite the restaurant site.

And finally the fourth brownstone by Artesian is going much faster than I had realized.

From their website it looks like only 1 of those brownstones remains unsold. Seems pretty successful.

GVSU will be presenting plans for their first building on their "Belknap" campus at the Coit school gym on Wednesday April 13th at 6pm for any interested parties.

The first building of the Gateway project is almost completely shelled and is looking pretty cool. I was just whizzing by on the highway so I didn't get a pic.

I drove through and took a look at the projects in this neighborhood a few days ago.  I didn't realize the scope of everything going on in this neighborhood.  Right now once all of these projects get completed I think it's going to look awkward with brand new strips of more urban buildings (on each north/south street) mixed in with the slightly neglected housing stock.  If more development is attracted to the area it has the potential to be an urban node on the other side of the highway.  Belknap really has the potential to be the most transformed neighborhood in the city.

It will be really dramatic when the Coit Square project is added and GVSU starts construction on its first phase. Although West Side or Belknap? I think they're both going through dramatic changes.

I'm impressed at how well you can see the new development in Belknap from 96. It's a nice little gateway before you get downtown.

It's my understanding that the massing of the building was more imposing, but was scaled down to try to have more of a neighborhood feel.  Additionally, it will apparently include retail/cafe space along Lafayette.  The site will also include housing in the future, to be built by a private developer.

Looks nice. Sounds like they integrated a lot of feedback from neighbors. I think GVSU needs to learn that signage doesn't need to be THAT big, but overall I like it. Definitely has a GVSU feel to it.

Would have been nice to see some cornice work on the brick on the Gateway (corners, around the windows, etc) but I guess it's brick so I shouldn't complain too much. The patios are cool. 

So GVSU is happening!

I think so. This one in Belknap is further along. 

Yes, in their capital outlay request for the proposed building next Cook Devos, they show April 2017 as an estimated start date:

Although not confirmed, I head the new building on Michigan is going to be taller than Cook-DeVos.  There's so much great stuff happening on Michigan Ave!
