16-story office building planned for Campus Martius

It appears the last unbuilt block of Campus Martius is set to rise if all goes well:

A public hearing is being held Thursday on a plan by Schostak Bros. & Co. to build a $111-million, 16-story office building on what is now a parking lot on Monroe Street in downtown Detroit.

 

The Detroit Brownfield Redevelopment Authority, during a meeting last week, reviewed a brownfield tax incentive plan for the proposed project, which would include first-floor retail and a parking deck that wraps around the Cadillacicon1.png Tower and facing Campus Martius....

This is the perfect height for this block, and generally what was always conceived around the unbuilt blocks on or around the park (stuff of more human scaled height).  It'll be interesting to see the rendering.

 

My only concern with these very early reports is that they have the parking garage wrapping around Cadillac Tower and "facing" Campus Martius.  It'd appear to me that if the parking garage is to wrap around Cadillac Tower, there is enough room on site that none of the parking garage should have to front Campus Martius, and I hope to god it won't.  Hopefully when they saying "facing Campus Martius" they only mean the Cadillac Square section of the park which is often lumped into "Campus Martius."  There should be nothing facing central park but the ground floor retail space of the tower.

Surprise, surprise.  This will actually not be a spec building, but a single tenant building.  Meridian Health Plan will be the sole tenant:

Nothing ground breaking, but it could have been much worse.  It's actually rather nice and clean, and will fill the last hole on the Campus Martius streetscape.

 

Now, the next lot that will see a high-rise is the Hudson's block to the north of Compuware.  This will be a larger development.  It'll be interesting to see how high Gilbert wants - or can - go on the block given it sits atop an existing underground parking garage.
