Another question...Do you think this will really change the downtown area and such? Nashville as a whole? Even NBJ said this is the biggest and most important project on the "crane watch".

Yes. It is a project unlike anything downtown, and Nashville has ever seen.

I think based on the location of the project it will. When you have a project of this magnitude, it will hopefully spur even more development in the area, and in the area, I am talking about the possibility of a hotel going on the NW corner of the Bridgestone site, not to mention enhancing the development of the Lifeway campus.

Hopefully the surface lots and garages that surround that area will soon be built on. That would include the lot at the SW corner of 7th and Commerce as well as the lots that are at the NE and NW corners of 5th and Commerce. One of those lots has a large garage that could be easily torn down and replaced with a big boy.

The shopping factor alone may help push even more residential into the area.

Even with the retail at this location, it is still woefully sorry in the downtown and SoBro area. A recent trip to NOLA made me realize how far behind Nashville is, as far as retail in the downtown area. I do realize that NOLA is a very different market and a example would be the River-walk Mall is aimed at the cruise line market.

I would like to see a very large shopping area in downtown Nashville that would be somewhat centrally located and that may end up being what happens at the Lifeway redevelopment.

We still have a long way to go and to become our own animal.

IMO, a lot will depend on what retail is brought into the development.  They've got to hit a home run with the right retail.

Only the council would be dumb enough to get in the way of a massive almost half a billion dollar project that would literally transform downtown and Broadway, possibly having one of the best shopping and entertainment districts in the USA. Unbelievable. Step down council, step down.

So...the developer gets a big break on the cost of the land...but then has to build the structure of the museum at their own cost AND build the Renaissance Hotel a new convention space at their own cost...and will get no rent from either of those sources...ever...AND they make changes to the design to appease the museum's board...and yet the Metro Council is angry because they're not "living up to their agreement."

Just the sign of the times, I guess.

There's a giant Jimi Hendrix mural on the Broadway side for gods sake...the council acts like they're trying to hide it just because people have to round the damn corner to enter the building.  Ridiculous.

Just think...there will be a day in the near future (hopefully in our lifetime), where we will see this game-changing development along with the old Lifeway site...the Tennessean site...the Mazda site...and one day, the Beamon site.  Can you guys imagine how much all of that will change our city?  I get so excited thinking about it.

Me too man! I think those projects are going to really change the feel of the urban core. We are going to look back and think about this pre-project period as a memory and think about how amazing all the changes have been.

Emery is firm in his resolve that the design for 5th & Broadway is staying as is.  "It is baked" into the whole process already.  The article also states, "Completion is expected sometime in 2019 after demolition begins in the spring or summer of next year."

Vertical construction of the museum, retail, residential, and office space = Fall 2017

Retail spaces completion = Late 2019
