Love the Rubicon Project. This is similar to what a developer proposed to do on the much maligned Federal Courthouse site, but Jim Cooper said he will not propose the land be sold by the federal government to a private developer. He still envisions a federal courthouse on the property 3-5 years from now. The first proposal was 2000-2001. My how time goes by.

Well, we have 4 years to lobby Emery to get serious and come up with something better. The thing is, the timeline is SO far out there, that some or all of the project could be obsolete by the proposed 2017 start/2019 finish. If Tony puts up a commercial building at 505 in the meantime and someone else, say Palmer gets WES out of the ground (I know), who knows what the demand for office space will be by then? Same with residential and hotel. Not to mention we have no way of knowing what the lending environment will be like. The window for this project could be closed by then.

If I see a silver lining in all of this, it shows me that Trammel Crow, Chartwell and these other groups have an interest NOW in doing a major project in the downtown area. They've done their market analysis and like what they see. There's nothing that says they can't or won't partner with someone else (looking at you, Tony) to develop an office, residential or mixed use project sooner. That's how I'm choosing to look at it.

The Rubicon design would have been freaking awesome! Who would have thought we wouldn't get the most ambitious design out of the proposals... :rolleyes:

 

Also, I just read an article in the NBJ that said the Trammel project was designed by Gensler. Who was the architect for Emery's project again? Lol!

Am I alone in thinking the Rubicon looks a little "Disneyland-ish" or is it just the lighting shown? It also kind of looks like a resort/casino type of design. I'm not sure it fits the mold.

I agree. It was certainly not my favorite of the five, and think it would be better suited... elsewhere. But what did get the win... I don't know how to spell my thoughts with a keyboard. It's just... negative sounds now. Not even words.

Has anyone else noticed that the REI proposal has the word "Emery" on it? That's a weird coincidence unless I missed the reason why it is there.

My two favorites are the Trammell Crow and REI. I think my favorite combo would be the REI base with Trammell Crow tower.

^ That was sort of my thought as well. Love the base of the REI proposal and the tower portion of the Trammel Crow one. The Rubicon proposal makes a really cool rendering, but it seems more like a fantasy project with those three towers. I would be interested in a closer rendering to see how it would have interacted with Broadway.

If you live downtown and would be considered a "neighbor" to the old convention center, then please see if you can attend one of these meetings with Patrick Emery and tell him his tower proposal is U-G-L-Y!   If you're like me and getting to the point where the "flat skyline" is something of a personal joke, tell him downtown needs height too.

The article says tenants by Christmas. This Christmas? For a project that doesn't break ground until 2017 and complete until 2019? I must be missing something. Were the media reports about the timetable incorrect?

 

I believe he's saying it will be 8 months to a year before they sitting down and talking with tenants and that with any luck he will have some inked by Christmas.

 

I know its been said several times but the ground level retail of this project is atrocious.  I really hope the design changes significantly from the wood strips and the big black box.

Agreed completely.  I'm actually fine with the tower portion, but the ground level portion (which, to me, is far more important) is absolutely horrific.  It looks like the inside of a 1960's shopping mall, turned inside out, except without the stores.
