I mean it really just became realistic. There is no way that the utility area would've been that small. It does appear as a lame duck type of housing, so it'll be interesting to see how the final product turns out.

On another note the second rendering also shows a more realistic Broadway where the road is not altered with the green median either, along with several other building changes that were probably discussed at length.

They probably built as big as they could get financing for. What the developer thinks the market can handle vs. what the lender thinks the market can handle are usually vastly different. Lenders tend to be much more conservative and since they hold the purse strings, they always win.

So much of the building height right now is because construction costs have skyrocketed.  These developers design at one cost...but by the time they’re ready to break ground, the cost has gone way up.  So then they have to figure out how to get it back in budget.  Rarely do they get to raise the budget.  Instead...they lower the floor count.
