More steel was being erected on the office tower this afternoon.  They go two floors at once we are up to 24 soon.

Can't really tell from the picture, but I wouldn't mind if that was a polycarbonate type material that is planned to be lit. I don't believe this was highlighted at all in the renders, but it would be a nice final addition to the project. That being said, I don't think black box will look good on top of this building if it isn't lit. Hopefully it is a soft, natural color that essentially disappears into the sky.

Everyone was so focused on the office tower shrinking with each new rendering that we all failed to notice that the utility space on top of the residential building grew substantially between renderings.

I mean it really just became realistic. There is no way that the utility area would've been that small. It does appear as a lame duck type of housing, so it'll be interesting to see how the final product turns out.

On another note the second rendering also shows a more realistic Broadway where the road is not altered with the green median either, along with several other building changes that were probably discussed at length.

Right.  And they added the 505 tower.  It's funny how they flattened the top of the Fifth Third Center in both renderings.

They did the same with TPAC....personally I think it's an improvement for both buildings.

I wonder if they have any regrets yet on not going over 25 floors on the office. I understand that Bridgestone, 222, and others did.  

Guess we'll see when A-B and the other clients get moved in.

They probably built as big as they could get financing for. What the developer thinks the market can handle vs. what the lender thinks the market can handle are usually vastly different. Lenders tend to be much more conservative and since they hold the purse strings, they always win.

Developers always have regrets in this city. They always seem to wish they had gone bigger with a project after scaling it back from the original plan.

It has happened time and time again.

So much of the building height right now is because construction costs have skyrocketed.  These developers design at one cost...but by the time they’re ready to break ground, the cost has gone way up.  So then they have to figure out how to get it back in budget.  Rarely do they get to raise the budget.  Instead...they lower the floor count.

We are getting a crane jump on the office tower. Also, bridge connecting the office tower to the food hall is erected and looks good

Agree.   25 stories, but the first 12 are parking.    So really a 13 story office building.

A thought just struck me, as handsome as the building is now, how will it look when the window treatments are installed? The Westin comes to mind as the windows seem pretty transparent and not as "tinted" as the 505.
