A lot of them are already open. Apple opened on 3/29, Eddie Vs this week, Twelve Thirty club soon. Everything else opened about a month ago.

AllianceBernstein expects to start moving employees into the 501 Commerce office tower by July.

Assembly Food Hall has added Velvet Taco to its second phase opening in May.  Velvet Taco will also have a location in Midtown at 1911 Broadway.  Other Phase II eateries in the Assembly Hall will be Coco's Cafe & Dulce, Hattie Jane's Creamery, Istanbul Shawarma, Pharmacy Burger, Prince's Hot Chicken, Sixty Vines, and The Liege Waffle Co.

There are some interesting tidbits in the NBJ article. Particularly how Apple shifted Sam Fox’s concept to the H&M space, who were offered spaces in other Brookfield property locations to free up their spot in the development.

Anyone know how the crowds have been at 5th & Broadway?  Is it as packed as the bars along Broadway?  Apple Store doing well?

Anecdotally, It seems busy, but the inner street spreads crowds out well. The Assembly Food hall seems to have a decent crowd every time we’re there, and the Apple Store seems to always have people in the store with a small line as we walk by. Restaurants(especially Hattie B’s) seem to be doing decent business as well. 
 

I’m usually there on the weekends, so crowds may be thin during the week.

I ate at 5th & Broad last Friday and yesterday for lunch and the crowds were solid. I will say it was busier yesterday than it was last Friday. There were a lot of folks in the new section of phase 2 of Assembly Food Hall yesterday and solid crowds everywhere else too. The lines were not long anywhere which made it nice, but I did not look at Hattie Bs as it is always a pain there. I would just as soon go to Prince's and there were no lines there.

BTW, I did stop at Ashley Bergeron's art gallery, whom a lot of you know. She has attended some of our meets. She has a very nice gallery there , so at least stop in and say hello.

You have to have an appointment to go into the Apple store. You can't just walk in. There are security guards to stop you from doing that. There is also  security roaming around 5th & Broad. I did not see one vagrant anywhere in the complex.

I saw a comment they made that this is one of if not the largest food halls in the nation. Either way this is a huge pick up and win for Nashville and if you have not made it down to check it out I highly recommend you do so.

Absolutely agree. They play live music in both the north and south sections of the food hall, so it’s a great place for families to listen to music and grab something to eat. It’s nice to have a low key place to catch some music and grab a bite/drink.

My wife and I went down to 5th & Broad for the first time to actually eat and listen to music, and we were both blown away by the experience.  Here are a few takeaways from our visit:

• The whole experience feels elevated from a quality perspective. It was evident that the developers, architects and designers are top notch and didn't cut corners or value engineer the experience. The finishes, lighting, layout, materials, signage, music, etc., were all incredibly professional.  It felt truly "big city" in those terms.
• Twelve Thirty Club and Blanco Cocina were packed with two hour waits. I suspect those restaurants are going to be wildly profitable.
• With the exception of Hattie B's and Shake Shack, Assembly Food Hall was far busier than the rest of the restaurants on the ground level.  There were lines at essentially every food vendor (restaurant?) in the food hall, and it wasn't easy to find a table. Fortunately, we were able to snag a table on one of the balconies which I would highly recommend. 
• 5th & Broad is an extension of Lower Broad, but it feels different.....in a very good way. This is going to be a destination for those who don't necessarily want to be shoulder to shoulder in the Honky Tonks with drunk people everywhere and super loud music.  I would feel completely fine taking my kids or my parents to 5th & Broad.....Lower Broad not so much. Downtown Nashville just expanded the addressable market by probably 300%.  There was a large contingent of 20 -50-somethings out for a good time, but there were strollers, kids, and 60+ year olds out in droves as well.  
• We now have a plethora of reasonably priced, good quality food options in Downtown Nashville. I love Bourbon Steak, Husk, Kayne Prime, and The Southern, but sometimes I want to be able to eat for less than $20/person and be able to do it in less than an hour. 
• The number of pictures being taken by people walking around seems to indicate that this is going to be a hot spot for tourists and locals alike. Tons of places that are going to show well on Snap or Instagram.  That's only going to draw more people in. 
• I suspect the offices and apartments at 5th & Broad are going to command some of the highest, if not the highest, lease rates in Nashville. To be able to walk out of your office or apartment and immediately into the dining and retail components of 5th & Broad is going to be wildly popular.

What's even crazier to me is that we have another development that will rival or surpass 5th & Broad just a couple blocks away.  I feel incredibly fortunate and proud to live in Nashville.

Wow! That's an optimistic report. If you're right about the impact that 5th & Broad will have on expanding the tourist market in downtown, then more developers are likely planning similar projects.
