Can't wait to experience the food hall. There is a current one for Hatch you can check out off Jeff Davis Highway. 

The $19M price tag for the other development includes ownership of the 103-unit PortRVA building.

This is simply fantastic news! I pray it is a complete success and sets a standard that sparks additional types of food options to return to denser, urban parts of Richmond.

Considering this amazing construction along Hull Street - and what we learned yesterday (with the hopes that the tower at 500-512 Hull will, in fact, rise) -- when you add The Box into the mix -- if The Box and the 512 Tower all are built -- this stretch of Hull -- the 400-and-500 blocks -- will be among the most densely developed blocks in Manchester -- and I hope will it set the bar for future Manchester projects to bring in even more density (and more height!!) THIS, my friends, is exactly how you rebuild a city!

With The Falls just a few blocks away (near the 14th Street Bridge) -- and when the twin residential towers rise on W. 6th Street -- if the 512 tower rises (along with the 7-story Box right behind it) -- Manchester will indeed take on the characteristics of sections of some of the great cities of the North East. I am eager to see what this part of town will look like in even only five years.

Maryland based developer has purchased empty lot at 1114 Hull St. No indications as to what he plans to do with it, but...

This is the same developer who is redeveloping the Lighthouse Diner site just a block away , rendering pictured below.

So hopefully it's something along those lines.

AMEN to that! The just-purchased parcel is mid-block between 11th and 12th - same side of Hull street as this location -- and from RBS's areal photo, it looks to be a pretty good size - so it should support a sizeable building.

This is the massing i was hoping for and I hope it continues. This is why one day, as the neighborhood packs in on and around it, the old Blackwell drag here between Cowardian and Commerce I really believe will be more vibrant than Carytown. More people will be able to live here  and the strip will flourish  because of it.

Another upshot to this kind of massing in Manchester - it will open the door for even larger buildings. Already there is some good height burgeoning in Manchester - size begets size - and it's probably a safe argument that in the coming years we'll see an increase in taller, larger buildings as Manchester becomes more densely developed.

Rezoning filed last week to take 3 parcels from M-1 to TOD 1 at 600,602 & 606 Commerce Road. Great to see smaller owners pushing ahead - you don't need consolidate the entire block to build urban - can't wait to see what happens here. Residential is pushing down Commerce faster than I thought it would. The Mirage project (formerly Spa Lofts) has begun leasing, the new 5 or 6 story building at New Manchester Flats is wrapping up, and this will be second  or 3rd rezoning from M-1 to TOD-1 this year in this lower Manchester area.  And - don't forget the potential for the casino... this will be an area to watch next year...

As Tony Soprano would say - "whaddyagonnado?"  I hear you tho. Stil, VERY grateful for the density - and looking forward to more residential towers rising in Manchester in the near future.

More Friday goodness...developer has submitted a POD for the empty lot at 1114 Hull. Remember this is the same developer who is behind the Lighthouse Diner site...85 apartments gotta mean 4-5 stories if not 6 for that small lot right?!

BizSense picked up on the POD submitted at 1114 Hull - not much more info here unfortunately but at least we learn that BizSense folk have to request the full POD from the city (which the author laments he has not heard back from yet). This is something I may do next time if we don't want to wait for them to get an article together. Seems like city can be delayed though to so idk. I'd just curious to see what a full POD application looks like tbh.

Neat. Reminds me of mid rise infill projects in DC aka modern but conservative in styling. I like how the facade is broken by the vertical pattern of the balconies, fits the rhythm or building density of the street and makes the increase in height less visually disruptive. In this way it's respectful of the historical nature without trying to be a caricature of historic architecture. Both renderings seem a bit lacking but nothing commercial activity and personalized flair out on the balconies won't help with. Also, both projects present a nice off white slate facing Hull St to the side for a muralist one day...

Referring to the mural comment I was reminded of a building I lived close to when I lived previously up in Falls Church. Simple building  with a similar massing and scale to this project but the architectural flair here made it a tad more interesting.
