That's certainly good news! Hopefully it will be on the 9/13 docket and be approved. Nice to see more intense development starting to seep south and east in Manchester.

Plan of Development submitted today would add '4 Stories of affordable housing over basement parking' to the grassy field in front of the Richmond Manchester General District court at the corner of Hull & Commerce.

Developer is the Lawson companies - i think this is the same group behind the Foundry project off Brook Road which also is also intended for some income restrictions at 80% of the AMI if i remember correctly. They also did the Belle Summit apartments at corner of Cowardin & Stonewall and the recently completed Alexander at 1090 off Jahnke.

AMEN!! Integrated parking is the way to go - and I believe that TOD-1 regs call for parking to be integrated and/or at least be hidden from street view behind structures.

I'll be interested to see what comes of the parcels across Second Street and what gets developed there. What's the zoning for these blocks just east of Hull?

BTW - I went to both grade school and high school with Jim Kastelberg. I'm really glad to see that he and the family business are doing well! :tw_smile:

This comes about a week after Thalhimer submitted plans for a new 8 story project catty corner from this. Also, directly across from this Plant Zero site, the Sampson Coatings block is pending a rezoning to TOD-1.

Seriously, with the number and scope of the projects set to rise here (potentially simultaneously), it seems like this section of Manchester is stepping up to go head-to-head with Scott's Addition in terms of size and number of big residential projects going up all at one time.

Now if only we could get those twin 11-story towers along the riverfront (near the Manchester Bridge) and the 12-story tower at 512 Hull Street  to break ground and get underway... :tw_thumbsup::tw_wink:

Interesting - just now noticed on the zoning map that the south side of Hull from 5th to 6th is zoned B-4.

This is really exciting - these two projects going up catty-corner across from each other (at 4th & Hull).

Did anyone take notice of Bruce's comment? He mentioned River's Edge II - the twin 11-story buildings. I'm encouraged that he mentioned the project in such a way that makes it sound like it's still very much a "go". Here's Bruce's comment in RBS:

"Hull Street will soon be a canyon-way of new apartment buildings 4-7 stories tall from Mayo Island to Commerce Street. That’s not taking into consideration the the towers along the canal where it meets Hull. Then, sweeping upriver, the 350 unit Rivers Edge II and the developments along west 7th Street. Manchester is popping."

Is it also possible that the "developments along west 7th Street" that he mentions could be this one? (Even though it fronts Commerce Road) Recall (from the RBS story - below) that if it actually comes to pass, it could be as much as 16 stories tall (and maybe the grocery everyone is anxiously awaiting would go there)

That may be part of it but there is The Tidewater and McRae & Lacy, currently under construction, as well as the fairly recently finished 7 West.
