My god, I would never pay that money for those “studios”.  You’re paying big city prices for a smaller space and a more car dependent area than some of the largest, densest urban cities in the U.S. 560 Sq. Ft. Is too small to have all those walls. If this place can command those prices, there needs to be a heck of a lot more units U/C & proposed. 
 

On another note, is the clothing store “Guess” a tenant? If so, nice score for the area. I’d like to see a Patagonia, REI, North Face & Starbucks Reserve in the area. Yes, I am that incredibly basic but surely so are most SouthEnder’s lol.

"Big city prices" might be putting it lightly. You're from DC so you'll know best, but I think studios even in DC limits will typically go for less than 3k right? Like this would be expensive almost anywhere except Manhattan is my intuition.

I try to avoid specifically talking about DC given it can be obnoxious when someone talks about the same city 24/7, but the typical luxury studios in desirable areas in DC  (for example overlooking the waterfront, on top of a metro/grocery store, lots of retail, tons of foot traffic, etc.) is usually $1750-$2350 base with most I see being around $2100. I’ve never seen any $3,000 studio in my searches of DC. At least not on a large scale of an entire Multifamily property.

It’s on par price wise with most anywhere in Navy Yard, Wharf/SW Waterfront & Union Market / NoMa which are the shiny new areas of DC and looks slightly lower quality & noticeably less of a walkable area, less urban amenities and pretty auto-dominated area (that’s not a slam at all btw. Obviously people are paying premiums, so.) 

I honestly only know DC‘s Multifamily rent so I dunno. Maybe this is on range with the rest of SouthEnd, uptown, NoDa. I can give you a price range on apartments in Charlotte outside of center city xD like off Arrowood, in Pineville, Concord, Gastonia etc because that’s all I could afford back then, lol. But I have no idea the apartments in center city excluding Tryon House xD

Anyway. If people are paying that much, they need to build a lot more units because there is obviously demand for urban living then.

I am looking on their website and I don't see any $3000 plus studios.

I see studios from $1902-2171

I see 1 bedrooms from $1903 to $2500   there is no 1 bedroom or studio above $3000 all below that level.  

2 bedrooms start at $2800 and go up from there 

and yes they do have a supersized 2 bedroom on top floor   

2 Beds | 2 Baths | 1,952 sq ft$9,786 - $9,871*

Well the market sets prices so we will see what the depth of their prices can be and these new high rises are not cheaper.   I rent various 4 bedroom homes all over the region that are across board cheaper than these 1 bedroom apartments.
