KCI Technologies  (a Maryland based construction mgmt. company and transport engineering firm) will take 7,900 sq. ft. of space in the new Capitol View Phase III building that will primarily house HealthStream. Flow construction is handling the build-out with a permit valued at $462,000.

Also, Clean Juice is slated  for an organic juice/smoothie bar in the Capitol View Phase II building at 412 11th Ave. North.

Memphis-based Central BBQ will open its first Nashville location in Capitol View Phase II at 408 11th Ave. North  (Yum!) . They just secured a $400,000 permit for the build out. Woodford Construction is handling the work.

I know of the height restrictions, but do we think the state parking lots will ever be developed? Could be a good place for affordable housing.

After five months on the market, The Residences at Capitol View is now about 50 percent leased.  To date, 189 of the building’s 378 residences have leased. Of the 189, 146 are occupied, according to a release.

Additionally, the Public Grocery on the first floor facing Charlotte Ave. is on schedule to open this fall.

I dont know if they will do affordable housing but the state is now moving from leased space back to state owned space reversing what was done under Haslam and previous administrations. They do not want to be leasing at the current market rates which is understandable, so who knows they may end up at some point building more state office buildings there.

WeWork is opening a new workspace that can serve up to 1,000 people in 10 story HealthStream building at 500 11th Ave. North.  They will account for 65,000 sq. ft. on two floors.

The Hampton Inn (10 stories, 169 rooms) has landed another permit for $10.3 million towards ongoing construction. A fall completion date is still planned.

ProviderTrust will move into a new 20,000 sq. ft. office space on the 2nd floor above Public Grocery in the Phase II portion of Capitol View.  They plan on expanding from 80 to 100 employees.  Currently they are located several blocks west at 2300 Charlotte Ave.

Hampton Inn at Capitol View (10 stories, 169 rooms, 4,000 sq. ft. of meeting space, rooftop bar and pool) has landed a $10.3 million permit for continued work on its erection.  McMurray Construction company is the contractor, and Bounds & Gillespie out of Memphis is the architect.

New rendering released for Hampton Inn at Capitol View (10 stories, 169 rooms).  This entire development is really looking terrific with all of the brick being utilized in the 6 structures so far.

Capitol View will have further expansion with Merrill Gardens, an intergenerational senior-living community that will be based on a 2.8 acre site in the NE corner of the 32 acre development.  To be built by Second Fifty Communities of Charleston, SC and Pillar Properties of Seattle, it will be on the NW corner of 10th Ave. North and LifeWay Plaza (Jo Johnston Ave.).  No price tag or renderings available yet.

Merrill Gardens will feature full-size kitchens, common areas, a rooftop deck, access to 24-hour dining and staffing, wellness programming and scheduled transportation.

The announcement comes as Capitol View’s 2.5-acre Frankie Pierce Park preps to open in June. The park will offer sand volleyball courts, a playground, a dog park and a yoga lawn. Frankie Pierce Park is also a trail head for the Gulch Greenway.

this is great! it helps diversify the age population downtown.

The new greenway segment between Charlotte and Gay St. is open and is nicely landscaped.     A further segment will extend from Gay St. to newly-named Lifeway Plaza and will connect with the new park.     

Wish there was a way to connect 11th St. across the tracks.    This would allow a continuous north-south route from Division St. to Jefferson St.

Capitol View continues to line-up retailers for its shops.  Vici, a California-based women's clothing boutique, will open its first location beyond the Golden State.  The exact location in the complex isn't noted in this initial info. Vici will join several retailers already open at Capitol View, including SVM Boutique, Valerie Boutique, Jón Alan Salons, Club Pilates, Starbucks and M.L.Rose. Forthcoming retailers include Publix, Drybar and Central BBQ.

Additionally, the 378 unit Capitol View Apartments part of the development is already 70%  leased just 5 months after opening its first units.
