A 6 story, 330 unit apartment building on 3.75 acres at 612 10th Ave. North (just north of the new Frankie Pierce Park) will be the next element of the Capitol View complex. Boyle Nashville and Northwood Ravin will co-develop the structure.  Smith Gee Studio is the architect. They will go before Metro Planning on Aug. 27th to amend the existing zoning.

Nashville is very lucky to have not only The Gulch, Germantown, Nashville Yards, Midtown, Fairgrounds, Downtown, and River North, but also Capitol View, which is a massive development that goes under the radar for whatever reason.

LifeWay is looking to lease or sell their 9 story, 279,000 sq. ft. Capitol View tower. just 3 years after moving in.This comes in the midst of $25 million in payroll cuts and laying off more staff.

No validation required. The main entrance is in the parking garage, and parking is free/plentiful on the first level. 
 

If you checkout the Whole Foods, validation is required for that garage.

The HealthStream Building (10 stories) has added another new tenant with Tune Entrekin & White legal firm taking up 10,000 sq. ft. for its 43 employees.  They had previously been in UBS Tower.  This brings the HealthStream structure up to 89% capacity in less than a year since. its opening.

Nice project but I think they missed an opportunity by making the Publix underground and not street level there.  They could have easily had parking below it and large freight style elevators up to the store level but had a front door on MLK/Charlotte Ave.  Downtown Raleigh has urban Publix with parking below and entrances at the street level.  Charlotte has 2 Publixes with parking underneath with freight size elevators for access but both have street level access.   Overall a good project.

Condado Tacos, the Ohio-based Mexican chain, will open its first Tennessee restaurant in Capitol View in the 2nd quarter of 2021.

Each Condado Tacos restaurant a design that takes cues from its respective city and location. For the future North Gulch location, local artists will hand-paint floor-to-ceiling street art throughout the full restaurant space, including walls, bar top and bathroom. The Capitol View location will also offer an outdoor patio and a bar with 100 percent blue agave tequilas and margaritas.

Pokeworks, a fast-casual Asian restaurant chain, will open its first Nashville location in Capitol View at 416 11th Ave. North (the same building that Publix is in).  A permit for $121,700 has been issued to build out the space. No word on planned opening date.

The grading permit for Ravenwood has been applied for. I knew there was a hire for the project about a month ago but I can't remember what the hire was for. The project is moving forward and should be starting soon.
