Ill tell you exactly why. Billboards that are mixed into a highly dense environment, such as Times Square, or even a few examples around Nashville, are in what I am going to call a two dimensional plane. Sure, they are big and certainly in your field of vision, but they do not block anything (other than a blank building surface) and they don't attack your perceived depth of environment.

Highway billboards are extremely different. They scream "HEY! Don't look at the mountains! Look at me! Truck stop next exit!"

"There is no city back there! Just me! Read my message!"

"Nevermind the beautiful countryside! There is a fast food joint at the next exit!"

They attack you in a 3D manner. They are in-your-face, and they are unapologetic. They rob us of the natural view of the world. What's worse is, they are the most brash form of advertising there is. At least when we listen to the radio or watch tv, we are choosing to be advertised to. When we go to an urban shopping district, we are choosing to open up to retail adds. But when we leave the house for a morning stroll or a Sunday drive, we don't typically think "I sure hope I see an advertisement soon".

I was hoping we would have seen the NW Mutual plan by now. I can't remember who is doing the site plan. They are out of Franklin and I am sure it is in the thread somewhere. Seems as if NW stays low key and lets the developers take the ball. So we will have to wait. I do know of someone that has seen the plans and it is very urban from what I hear.

 

HCA is typically mum as usual. We will probably see it right before they break ground.

There is a report on SkyscraperCity blog from somone named Ron-N-TN that says the plans are very dense with the two HCA buildings being 10 and 14 stories.  I dont know the accuracy but that person does a lot of reports on that site and it generally appears to be accurate.

We can only hope we don't see a row of the same suburban style low-rise buildings that they have over at Centennial Park... B-L-A-N-D!

I reported this a page or two back in this thread.  Unless they tweak their current plans, accuracy is 100%.

I am just afraid the HCA site is going to have tons of surface parking. That is a large area they have for just two buildings.

Depending on what you mean by 'a lot', I will take the bet. Perhaps I am being optimistic, but I still say HCA's lot is large to allow for expansion.

TMcKay9 - Since the proposed office buildings /parking structures ill only comprise part of the available land have you see any retail or housing components? If not do you think they will move to create spec office space?
