CONSTRUCTION THREAD: Perimeter Condominiums - Rhett and Markley

I talked to one of the owners several months back. At that time they planned to do something different. marketing was stopped on the Perimeter a long while ago. 

The plan when I spoke to him was to do Self Storage in the core with some kind of residential use wrapped around the core.  They were looking at three diffrent residential options. One was smaller sized condos. one was more Active Senior focused and the third option I don't remember. 

Since that time,  the QT  has finished and the Markley Place got new principals and had a huge spike in sales.  Also a Self Storage is proposed for Rhett and O'Neal now. 

If I were them, I would return to the Perimeter concept. It was the right direction it was just a little ahed of its time originally. Markley Street looks totally different now.  It would do fine now, IMO.   

Either way, i would expect something to start happening here soon. The owners also own Markley Station and it is about done, so they can turn there attention to something else now.

Thanks for the info. I agree about returning to the Perimeter concept. It was a pretty cool design with retail included. I think it would do well there also. With all that is going on in this area and along Rhett , I wonder when the city will start the next phase of streetscaping along Rhett. Phase one of streetscaping on Rhett turned out fantastic in my opinion.

Hopefully it’s 30...no wait 40 stories tall. :D The look on the DRB members faces during the meeting would be priceless.

Wow! I wish it were taller, but I like the overall design. The plans call for a brewery of some sort. Not sure if that was in the original plans or not...

Wow, indeed -- I really like the design and it seems like an appropriate height for the context. The industrial look will be refreshing in this area. 

Just when I think our hotel market is going to cool off and settle down, another proposal pops up. How many more rooms can we handle?

Because it doesn’t appear to be a chain which will probably make it harder to get financing. The Peacock is ringing alarm bells.

Agree, I really like the way this looks. Hard to say exactly why, but it's different, not overly reliant on brick, incorporates varying elements, and doesn't ignore character building details. Taller is always nice, but this looks like 6-7 floors, no?  Wouldn't mind seeing a slightly smaller footprint with a portion going up to ten or so, but this is very nice. Between this, Homewood Suites, and Grand Bohemian we're making up for the Aloft!:thumbsup:

I agree, this looks much too expensive to get built without a chain involvement. Hey, this could be proposed for the Gateway site and never get built too. Kills 2 birds with one stone. :rofl:

I didn't read the entire document. Are we 100% sure that this isn't branded (just not shared)?

Even if it was a chain, it probably still won’t get built with the upcoming recession. Banks are about to really tighten up their financing. Time to buy gold and hide your money in the couch. :D

I have a conflict that will prevent me going to at least most of the meeting. I will try to catch the end, but if I get there too late, I know someone that is going and he will fill me in.

Random thought, but the more I look at this building, the more it looks like an Apple Store belongs in it. Haha
