Lahaina, Maui to get 'lifestyle center'

The next shopping center on West Maui won't be called a shopping center. It will be called a "lifestyle center."

Lahaina Gateway, to open in first quarter 2007, is going up on 12 acres of land across the street from Lahaina Cannery Mall by the future Keawe Street extension.

The 132,000-square foot "lifestyle center" is being developed by Bilarjo Development LLC, including Larry Caster, formerly with the Campbell Estate, as well as Bill Gresham and Jolyn Bien, who developed and sold the Marketplace at Kapolei and are now marketing Wailea Town Center on Maui.

"The 'lifestyle' retail real estate concept is a growing national retail trend," said Caster. "Tenants are typically specialty shops and service-related vendors. And, most lifestyle centers include trendy restaurants, which are popular with the community."

The Lahaina Gateway lifestyle center will have apparel, services, and three full-service restaurants. National anchors being considered include books, home decor, and specialty retailers. Retail space ranges in size from 1,000 to 18,000 square feet.

"There is a great demand for retail space on Maui," says Scott Crockford, vice president of brokerage services for CBRE Hawaii. "The last significant, new retail project in West Maui was the construction of Lahaina Center in 1989."
