Interesting.  I've been walking past weekly or so waiting for the cupcake place to open.  I didn't even think of the implications for food service.  I simply found most of them odd choices for "live/work" units.  The cupcake place made sense from that side.  A tiny cycling studio?  While I'm intrigued, I feel like that would not be a great place to live.

I don't know what these rent for, but I'd think they would be less than a traditional retail space, particularly Downtown. May not be anyone living there.

Quite a few retail outlets are now open within 420, including the Cupcake place. It's more of a tea-time cupcake place than a traditional cupcake place. 

Just decided to move into the building. Citi Tower is going up now and they said 520 will begin work in a couple months. Out of everything we viewed, it was pretty on par with the new "luxury" buildings. Location really sold it for us. Pricing was on par with pretty much any new complex, maybe slightly more but that's what South Eola will get ya.

Would love to hear your experience with neighbors / the crowd over the next year. We considered the place but felt that the 3BR units were a bit too small for us (we have the 3br+den in 55W right now; basically a 4br), and we were a bit worried it might become another frat house in downtown. Overall this building seems like it was built well and the property management seemed generally competent.

I will keep you posted. We are in a large studio at 55W now and definitely wanted to get out. The dog facilities here are horrible and some of the people are definitely...interesting. The front office is so-so. 

We were very impressed with 420, front office and all. I can see how they may be a bit small for some people though. Not as small as SkyHouse though.

I'm hoping something comes along that has some more roomy layouts. Cramming 3br into 1400sqft or whatever it was is somewhat cramped with the layout they had. Maybe 520 or Citi Tower will have something.

Some sites were calling it 36 floors, but in every rendering I've seen it was more like 26.

Hope it hasn't gotten even shorter than that.

I think Orlando has a full time urban planner on staff (not sure). You would think in term of urban planning for the future, city will require more pedestrian features in the project like asking for set back for future bike lane, dedicating open space... Instead we are getting building that are so short that take up the entire block. If people are worried about traffic that comes with Modera, they should worried when 420 & 520 residents decided to leave their condo at the same time on a two lane road. But on the good note, at least this thing is moving forward unlike many other projects

22 stories now? And it originally was proposed at 36, that's almost a 40% loss of height. If it were a movie it'd be titled "Honey, I Shrunk the Modera Central."

I'm all for growth but for such a stumpy bland building in a prime location, I almost don't want to see it built.
